Small business, self employed, use subcontractors that I can trust, minimum consultation and visit fee $295. That includes, site visit, inspection, and a verbal on site report and follow up with contractors as needed . The fee for site visit and inspection is a flat fee, basically it is the charge to drive to your location and provide a verbal report. This fee does not include a written formal report. A written report is approximately an additional $300. I work evenings and weekends as needed, structural, architectural and mechanical design, inspections and reports, fronsic, expert witness. Please contact by phone or email: Kamran@ohi-group.com. I will be on Vacation from July 9th till July 25th

"Kamran was easy to coordinate with and schedule the inspection. He was prompt and thorough with his review. His write-up was completed in a couple of days without any follow-up being required."

"Working with Zign Consulting has been the bright spot in an otherwise complex construction project. From the beginning, Zign Consulting was everything you hope for: honest, direct, highly capable, and urgent. After months of delays and complications caused by a previous architect, Zign Consulting stepped in and immediately brought clarity and direction. They swiftly got our plans completed and approved by DCRA—something the original architect struggled with for nearly a year. Their communication was transparent, their timelines were accurate, and their professionalism was unmatched. If you're looking for an architectural consultant who will advocate for your project and get things done the right way, Zign Consulting is the firm to hire. I can't recommend them enough."

"Initial rep was great and informative. Felt comfortable with initial sale. Hardly had any contact from customer service except for the payments. There were several delays that we were not informed about unless we called to ask. Took 7 months before they showed up to begin project. Only 1 person was sent to build steps. Took a week. Hard worked, hardly took a break. Had to call again to see when they would come to pour patio. Never knew when they were coming, they just showed up. Hardly spoke with the homeowners. Inspection paperwork was just left on porch. Additional paperwork that is "required by the County" had to be completed by homeowner and taken to Court house to be notarized and filed and also provide a copy back to Long Fence. Time sensitive materials which added to homeowners to-do list. Gave this contract to LF on the surface of their history and appearance of a 'good local company' but should have stayed with original contactors in VA. Puddle of water forms when it rains"

Welcome to Creative Concrete, the Affordable Alternative. We've been helping homeowners, builders, architects, and property managers add value to their properties with decorative concrete since 1994! Creative Concrete can give you the look and feel of granite, stone, brick or slate, all created with durable long lasting concrete. There are significant advantages to stamp concrete over traditional materials. Unlike traditional materials, with decorative concrete, you need not worry about matching the color of a split brick or cracked fieldstone. Creative Concrete projects always look their best, season to season, year after year. Owner involved. Quality employees. Cost is determined by the job.

"Walker and his crew could not have done a better job. The previous homeowner had added a concrete patio which unfortunately slopes towards the sunroom which was resulting in water damage. We got several quotes as it was a major project to remove the existing patio and add a drainage system. Walker and his foreman spent a considerable amount of time obtaining measurements and doing surveys to determine the grading, placement of drains before we even hired them. Walker spent much more time explaining the scope of the project before we even started. From start to finish he and his crew were excellent. They always arrived on time and communicated well if anything needed to be delayed due to weather. Due to the size of the project we had different patterns and color variations. Walker was wonderful during this phase and knew what my wife was trying for to achieve. Walker placed an extensive drainage system (all the water is now diverted from around our house to our front yard per our request). Now regardless of how hard it rains all the water goes exactly where it should! We couldn’t be happier with the job Walker did. He transformed an eyesore (concrete patio, crumbling asphalt, and a source of anxiety) into an oasis in our backyard. In total we had a new patio, retaining wall, rebuilt a bowing brick wall onto our basement stairwell, wrought iron fence, driveway, and extensive drainage system. Wonderful to work with and would hire without hesitation."

FAQs for engineer structural projects in Rockville, MD

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
