"I had structural engineer, Wesley Cullumber www.CullumberEng.com out to my house to evaluate the construction project for a room enclosure on a raised deck to determine what would be required for the building permit process.  If I had started with him, I would have saved so much time & money plus avoided the hassles of dealing with the county building department myself.  His visit had been offered as a free estimate, but I chose to pay him for the hour of his time & expertise after he provided such valuable information which kept me from wasting more time and money.   <br /> His past experience as a construction worker coupled with is training as an engineer gives him an excellent vantage point for evaluating construction projects.  I appreciated that he was honest and efficient- instead of dragging out the process and charging me for several hours of calculations that would have brought him to the same conclusion.  I plan to keep his contact information for any future projects and highly recommend him to others as well. <br />"

"We started this project by searching for a general contractor we could trust and with whom we could work. David had done small jobs for us before such as supervising the replacement of our water heater with an instant heater, but not something as extensive as this. David likes to keep his projects close to his home/office. This worked well for us because he could always get to us withing 15 minutes from his other job sites. David got the competitive bids from subs he had used before and trusted. He said they always knew they had to do good work or he would never use them again. He always took our side in getting any corrections or changes done. <br /> <br /> We gave him our scope of work document, a single page of about a dozen items we wanted done, E.g. Solid wood maple floor, <br /> remove popcorn ceilings, upgrade house LAN to cat6, remove faux stone fire place, install new EPA rated fireplace. We also gave him a sketch and floor plan of the family room. He turned these into jobs for the different subs and put together a proposal with costs for us to revise and finally approve. <br /> <br /> David always kept us informed about timing of work and did a good job of supervising the subcontractors. He met them at the start of each day and checked their work at the end of each day. There was a problem with the work done by one of the workers and he dealt with it promptly getting the sub to send out a more experienced worker. Other than that, all the subcontractors he hired did excellent work. The flooring contractor replaced our floor vents with ones that are flush to the flooring and made nice wood frames to go around them - something that we didn't know to ask for and a very nice touch. The fabricator who did the stone work at the fireplace did excellent work with very tight seams. These subcontractors were selected by David. <br /> <br /> All tools, supplies and debris were cleaned up at the end of each day. When we told him that our grandchildren were visiting on the weekend, he went to extra efforts to make the area safe. <br /> <br /> We originally had told him that we wouldn't need a backing board for the TV mount (which we were installing, not part of the contract). When we discovered that we did need one, he came over to install it the next day so that it could be in place and drywall replaced over it in time to not delay painting. He is willing to go to extra effort to make sure that things work for the client. <br /> <br /> The pricing for the original work was reasonable. Change order pricing was handled very reasonably."

FAQs for engineer structural projects in Roseville, CA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
