"We are really happy with how thorough our inspection was. Our inspector was a pleasure to work with and very informative. We would definitely use Greenworks again. Definitely recommend selecting one of the packages available on the website. We were able to include the pool, structural engineering report and reinspection in the price. We are also very happy that they offered an Angie's List discount, and it was not a hassle to have it honored."

"The quality of work definitely exceeded my expectations. The patio looked brand new even with the existing pavers.  I left town for the weekend but before I left I watched the crew and it was obvious that all five or six of them knew exactly what they were doing.  When my wife and I returned after the weekend, We saw the retaining walls which looks fantastic.  They had installed high grade railroad ties that look great.  Marcus was very professional and the price was less than I had expected.  I definitely recommend this company. <br />"

"After having performed foundation work on a remodeling project, <br /> we were days away from closing the sale of a single family residence only to <br /> receive a demand from the buyer?s lender to get a third party evaluation of the <br /> property from a structural engineer. I reviewed and called several engineers <br /> but was most impressed with Dr. MG Movassaghi (who likes to go by MG). He was <br /> very personable and very responsive to our time demands. He has extensive <br /> experience in the field including teaching engineering at UTA. Since he is the <br /> owner of his company, he is in control of his schedule among other aspects of <br /> the business. He takes a broad view of the property and enjoys educating his <br /> clients on a more comprehensive approach to remediation than just installation <br /> of piers. He helped me to better understand the other variables that were <br /> affecting the foundation of the property. The bottom line is that he came out <br /> the same day that we called him, arrived on time, was professional and very <br /> personable and then transmitted the engineering report to us later that <br /> evening. You just won?t find better service than that from someone of his <br /> caliber; period. We now feel confident regarding the structural integrity of <br /> the property as well as in our responsiveness to the buyer?s lender. As real <br /> estate investors in the remodeling business, we are glad and feel very blessed to <br /> have Dr. Movassaghi now on our team! <br />"

"Robert Jordan (the RJ of RJ Construction) sat down with my wife and i and talked us through the process.  He gave us a quote.  After a week of getting other quotes, we came back to RJ Construction being our best choice.  There were other companies that were significantly higher.  Others were about the same.  However, for the quality of work they were going to do, materials and warranty, we felt sure that they were a great company to work with.  We got better shingles and a ridge vent as part of the job, ensuring our roof is more durable, lasts longe, and, as a side benefit, our house is cooler! <br /> Throughout the process, they were professional, responsive and did the job right.  They were careful not to damage any of our plantings or landscaping in the process.  They cleaned up well and left our house looking like the best on the block. <br /> Thank you Robert for a great job.  You are the best and we highly recommend your work. <br />"

FAQs for engineer structural projects in Rosston, TX

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
