Customers say: Quick response

"ESG Design was great to work with. I contacted them through Home Advisor for an impartial assessment of the cause of cracks in my ceiling, plus a few other issues. Eli, the engineer, did a thorough inspection and developed a solid plan for repairs. ESG also offered two levels of fees, which was extremely helpful for my budget. Thank you ESG for the service and peace of mind!"

"I used Triple V as the Project Engineer for a garage conversion to single family residence for my son’s family. Vic not only did the engineering for us, he also did the structural drawings we submitted to the county as part of our permit package. He delivered the plans promptly, and worked collaboratively with us to resolve issues we identified and revise the drawings accordingly. The county building department approved the plans and issued the permit. During the project construction Vic patiently responded to questions from us (we’re DIY’ers, not professional builders) and offered/provided certifications to revisions we jointly agreed to. Overall, Triple V provided what was promised at an outstanding value."

"I contacted ESG Design to submit a bid to run calculations on some plans I created for a patio roof. They were very prompt and competitive with their bid. I worked with both Eli and Denise and they were very helpful in answering any questions I had very promptly and professionally. Eli helped me get the structural part of my permit submitted and approved by the city. If I have any more needs for engineering work I will definitely contact them again."

"Since I am designing the garage myself, I was looking for someone to just run the load calculations for the garage ridge beam, and other load-bearing structures. Mike was fast and friendly and provided just the help I needed. He produced a certified set of documents that should allow me to get my building permit (Though I haven't obtained it yet.). I rated quality a "B" because many of the documents were hand written and the writing style, while neat, was a little hard to read. However this is a minor flaw. Overall I'm very pleased with the experience."

"Michael (Quirk) provided an expert opinion on foundation cracks <br /> and installed a monitor on one of the cracks. <br /> We needed two services: <br /> First - we have in our house a couple of cracks in the foundation <br /> and also on garage floor. We wanted an expert opinion on these cracks, to help <br /> us make the right decision. In many cases people tend to contract a contractor <br /> for these kind of inspections and they end up paying thousands of dollars for <br /> un-needed work. Our view is to contract a neutral expert like Michael <br /> (architect or foundation expert) to have an expert opinion and then decide what <br /> to do. <br /> Second ? we needed a letter for insurance company proving <br /> the house is bolted. <br /> Michael showed on time and dedicated quite some time for a <br /> thorough inspection of the foundation. <br /> His explanations were excellent and in a language we could <br /> understand. He provided a written report with recommendations (nothing to worry <br /> thankfully), and one crack he installed a small monitor to be checked once a <br /> year to make sure the crack does not expand. <br /> He provided also a letter for the insurance company <br /> confirming the house is bolted and as a bonus he recommended us small fixing <br /> that needs to be done. <br /> I am happy we contracted an expert like Michael, he gave us <br /> solid advice and a confidence we needed. <br /> I strongly recommend him, he is a thorough professional, honest and charges fair prices. <br />"

"Josh came out for an hour to talk through how moving the staircase might go. He was polite, professional, prompt. I paid him for an hour of his time ($125). I ended up using a different structural engineer because Josh was booked 13 weeks out and I wanted to get my permit more quickly than that. His overall quote for the work was around $1000, which seemed very reasonable to me. He was patient when answer all of my MANY questions. He was very understanding and polite when I told him I would be using a different engineer."

"Very professional. The engineer arrived promptly and was able to determine what walls we could move and provided us with a written stamped report we could show to the building department. The price was more than fair since we were quoted several hundred dollars more by other firms. I will definitely use them again on our next project."

"Overall the finished project is mostly good. Our frustrations were: 1.) They lost interest in our project after the first week or so; some days no one did any work. 2.) They botched some important details, like installing our closet on top of carpet, despite confirming this specifically. 3.) They installed heated flooring and afterwards told us that, because we put it over crawlspace, it would take hours to heat. If we'd known that beforehand, we wouldn't have wanted the heated flooring. 4.) They assured us they were putting in adequate lighting in the bathroom, but we now find ourselves showering in low light. 5.) They left out a couple of pieces of our closet, and then told they were "extra". The closet company came by and told us they were important structural elements but couldn't be installed ex post facto. 6.) They had us pick out bathroom hardware more than a month ahead of time, but didn't tell us until near the end of the project that one of our choices was no longer available. They then got upset with us when it took time for us to scramble to get a replacement. 7.) They inadequately repaired crown molding in our living room which was unnecessarily removed during the bookshelf installation."

"We shopped around quotes with other contractors, and Bogman Co was affordable and by far the most responsive to our request.  Other contractors did not respond promptly to follow up quotes and questions that we gave them. Lots of concrete drilling was needed since one side of our room didn't have dry wall.  Due to an error in communication from our building manager in noisy work, we had to shift the work to after hours.   Adrian and Bogman Co were very responsive and accommodating of changes in our work order and dealing with unforeseen roadblocks.  I would definitely use them again!"

FAQs for engineer structural projects in Sammamish, WA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
