"We are a family of four and we had just purchased a 4500 square foot home in San Diego’s North County that required some significant remodeling and updates. However, we were still living in Boston, MA and were hoping to have the home remodeling done before our West Coast move in about a month. This was a daunting undertaking, given our being across the country, not knowing North County contractors, and our tight timeframe to complete the work. Then we met Eric, who was referred to us by our trusted realtor. Not only was Eric a terrific cross-country communicator (text, email, phone), but he brought an exceptional level of detail-orientation and workmanship to the project. Bottom line, we absolutely LOVE the work that he and his team completed, and we are now living in what we consider our dream home. To provide more detail about the remodeling, we had Eric and his team help us with the following numerous projects: painting all interior walls; installing engineered wood flooring throughout the majority of the house; a complete master bathroom remodel down to the studs, including new tile flooring, new soaking tub, and new shower; new sections of exterior fencing, new garden gates, and a new balcony railing; repainting all kitchen cabinets, media cabinet, and upstairs bathroom vanities, including new cabinet hardware; installation of a new furnace and Nest thermostats; interior and exterior electrical updates, plus the installation of numerous lighting fixtures and ceiling fans; and assembly and installation of wall-to-wall bookcases. In sum, we can’t fully express our gratitude for Eric. He is exceptional at what he does. He clearly loves what he does, and he does it so well. We recommend him without reservation. You will not be disappointed; on the contrary, you’ll end up living in your forever home."

"Art and his team were incredibly responsive, punctual, and did great work. Also, their price was about 50% lower than competitors. I'm no engineer, but their system to approaching foundations seems quite innovative. Our floor feels much harder as a result."

"Russ was kind enough to take a look at our inspection report and give us his opinion on the severity. Russ got back to me in a couple of days and spent some time going over the report. He was a great help, he sounds extremely knowledgeable and was very professional. He took his time to discuss the matter with me before I spent extra money ordering further inspections. All of this great service at no charge. I called Russ after trying to make appointments with other structural repair companies with no luck. Russ answered his phone and was great to work with. I would definitely use Acuterra in the future."

"We were very pleased and impressed with the work that Integrity Restoration did for us after a roof leak. They referred us to an excellent roofer who was able to deal with a weirdly constructed roof and a stucco wall that had gotten the water damage. We had consulted 4 roofers before and their standard reply was I only do the roofing, not stucco walls. This roofer,Knitter Construction, did both, and well. Now to the inside. Integrity Restoration's contractors, Kelly and David Houston, were exceptional. They were prompt, professional, respectful, hard working, and efficient. They did an excellent job in a short period of time. The best part was that they were so easy to be around, very helpful, very kind to our doggies. I will call them again when I have another problem. <br />"

"Ray has been working on city permit of my new house as well as structural plan with his associate, Michael, structural engineer. He is very responsive and familiar with permit process in the city of San Diego. He provided many input on floor plan and elevation to address the permit issues. He is very responsive and knowledgeable. One thing that he needs to improve is the attention to the details, although he corrected all the mistake in the end.  Without those minor mistakes, I would have given him solid A for all items. Although not perfect, I highly recommend Ray and Michael, and sure to use them in the future.  <br />"

"Sterling Design is an exceptionally well run company. From the first consultation to every step along the way Ken is right there with you to help you realize your vision, explain the pros and cons of various materials and the ins and outs of remodeling a home that was built in 1933. Thats right, my home was almost 90 years old. I was newly divorced and had bought my first home on my own. And I had never been involved in a remodel. I had heard all the stories from friends but nothing prepares you for the variety of potential hiccups when you start digging into a 90 year old home. That is except a good contractor. And this is exactly where Ken and Sterling Design and Remodeling shine. Ken hires workers with the right credentials and experience - people who show up on time and get work completed on time. Ken walks you through every step of the process. Ken consults and advises as various issues come to light. Ken problem solves with workers, coordinates time lines and supervises the entire process. And as the project comes to an end, Ken recommended subtle design elements which elevated my project from an "upgrade" to Wow. Since my work was completed, almost everyone who has walked by has commented how beautiful the property looks. I love to watch as people approach my home and stop for a moment to take in the design elements and then again as they pass by, to take one long look and appreciate all the small touches that just made my home exceptional. We have all heard the remodel nightmares from friends and strangers. And my project was not without the occasional glitch. This is where a contractor like Ken really shows what he is made of. Finding the new experts who can assist and to work them onto the schedule, work around all the other professionals that are already on the job. Coordinating that schedule and keeping things moving. Like most people my home is my biggest financial asset. And trusting my home to Ken was monumental. I can honestly say that the changes he made in my home were life changing for me. My home had become a place I am incredibly proud of. My property went from looking tired and old to designer and elegant. I have a patio and courtyard that has become the focal point of my entertaining and a quiet place where I relax most evenings. My remodel was a financially and emotionally significant experience for me. I am a first time home owner, single female with no construction knowledge or experience. Throughout the process Ken was my advisor and advocate. Since my project Ken has kept in touch to make sure there were no issues with any of the elements of the remodel and to assist me on occasion when I need recommendations for regular home repairs. I have repeatedly expressed to Ken that he is the best and that I would highly recommend him as an individual and his company for any project you have."

FAQs for engineer structural projects in San-luis-rey, CA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
