"ESG Design was great to work with. I contacted them through Home Advisor for an impartial assessment of the cause of cracks in my ceiling, plus a few other issues. Eli, the engineer, did a thorough inspection and developed a solid plan for repairs. ESG also offered two levels of fees, which was extremely helpful for my budget. Thank you ESG for the service and peace of mind!"

"I used Triple V as the Project Engineer for a garage conversion to single family residence for my son’s family. Vic not only did the engineering for us, he also did the structural drawings we submitted to the county as part of our permit package. He delivered the plans promptly, and worked collaboratively with us to resolve issues we identified and revise the drawings accordingly. The county building department approved the plans and issued the permit. During the project construction Vic patiently responded to questions from us (we’re DIY’ers, not professional builders) and offered/provided certifications to revisions we jointly agreed to. Overall, Triple V provided what was promised at an outstanding value."

"ESG was very professional. Showed up on time and did a detailed inspection which included climbing up into the crawlspace. We found out our walls we wanted to remove were not load-bearing. We tore them down without any structural issues the following weekend."

"He responded quickly with a lowish bid for the engineering work to re-design a beam that supports a free-standing garage that makes it impossible to install a garage door. We made an appointment within a week for him to look at the garage. He measured and provided several options - we decided on the best option and 2 days later he emailed detailed plans for a carpenter to complete the work."

"Josh came out for an hour to talk through how moving the staircase might go. He was polite, professional, prompt. I paid him for an hour of his time ($125). I ended up using a different structural engineer because Josh was booked 13 weeks out and I wanted to get my permit more quickly than that. His overall quote for the work was around $1000, which seemed very reasonable to me. He was patient when answer all of my MANY questions. He was very understanding and polite when I told him I would be using a different engineer."

FAQs for engineer structural projects in Seattle, WA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
