"They were excellent. Dug the foundation, set the cinder blocks, poured the concrete. Built it up from there. Put on the 10x12 addition with 3 windows, 8 electrical outlets, Pergo floor, painting and finishing molding. The owner as well as every one of the crew were respectful and dedicated to doing the job 100%. Even the siding matches! They put up new rain gutters and a new roof over the addition as well. They will come back once the ground thaws after winter to do the landscaping which was included in the price.  We will have them back next year to do some remodeling in the house. Absolutely wonderful experience. If you want a quality construction firm, this is it!!! <br />"

"Joe O. from Allstate along with Karen L. from GAF Energy did a thorough evaluation of our old roof and clearly explained the new roofing and solar options - they took the time to answer our questions and made sure we understood what would be involved, how much it would cost, and which rebates and tax credits we qualified for. Allstate arranged for all the permits and inspections required for the project, so everything was ready when the work began, and all the appropriate inspections were performed as needed. The project took just over 1.5 days to complete. The roofing crew was very careful to do a good job - they were very hard-working, and made sure to thoroughly clean up the site when they were finished. GAF sent experts to train the crew in working to integrate the solar panels into the roof, since this is something relatively new here. We were very impressed with the professionalism of everyone involved in the project, and the care taken to giving us the best possible result (they even made sure we arranged to have our LeafFilter system removed before they came so it wouldn't be damaged by the roof tear-off). Joe O. from Allstate has followed up with us several times since the project was completed to make sure everything was done to our satisfaction and to answer any questions we might have. We are very pleased with the end result of this project. The roof looks great, and it's very nice to not have water dripping into our bedroom when it rains! We are looking forward to seeing how much our electric bill is reduced by using the solar panels. The panels are part of the roof, so they aren't raised above the roof - they look great and fit in well with the roof! Although the project cost was higher than just adding another layer of shingles over the old roof, we believe the value received was well worth the amount we spent. We highly recommend Allstate Roofing to anyone who wants a high quality roof on their home - with the 50 year GAF Golden Pledge warranty, 25 year workmanship warranty, and 25 year warranty on the solar panels, we can enjoy our retirement in this home knowing we will never have to pay for another roof in our lifetime!"

"Ben Garrett listened carefully to my wants and needs and offered suggestions based on his knowledge and experience. <br /> His estimates were in writing where he clearly outlined all work to be done. They were in the mid range of all the estimates I had received. His invoices did not add any unexpected billing. <br /> Silverline Builders were attentive and careful to cover furniture and hang plastic to minimize dust. Ben and his crew were respectful in both word and action, maintainting as clean an environment as possible until the end of the projects where they cleaned up as expected. I was extremely satisfied with all the work done. We currently have more projects to be completed which include floor leveling and tiling, fireplace framing, and a new covered front deck. Discussion and estimates in progress. <br /> I would highly recommend Silverline Builders to do your work. <br />"

"Max is a terrific architect. Like many people during this quarantine, I’m thinking about building a deck for my yard. I’ve interviewed many architects and Max was by far the most responsive, thorough and patient architect. During the interviewing process, Max was the only architect who took the time to understand my project and provided advice. He also looked up my town’s code and informed me of my options. When looking for a surveyor, he took the time to speak w/ them and explain the request. I would highly recommend Max!"

"The building itself is great, good quality.  In preparation for construction we had to make the site level.  We had a contractor come in and build up the site to make it level.  Our contractor created a compacted level site using a modified stone mix as recommended by Pioneer. Pioneer's contract includes a statement that the customer is responsible for cleaning up the site after the building is complete.  When they came in to drill the holes for the poles their machine totally destroyed the surface that we had prepared.  I didn't expect it to be beautiful, and I thought I could rake it out when they were done.  I planned to have our garage floor be the modified stone mix that we had installed.  When they were done it was impossible to rake, and needed a bobcat to come in and regrade the whole floor.  While they showed me a video before construction, the impression I got from the video was very different than what we actually ended up with.  I complained to Pioneer and sent them pictures.  They told me that was the way the floors always end up unless you make a concrete floor.  They were quite unresponsive knowing they had a very unhappy customer.  Then they installed the garage doors.  It turns out the garage doors close down 3-1/2" lower than the walk in door.  If a building has a floor one would think that all of the doors should be at the same level at the bottom floor level.  I reported this to them also.  They said their quality control person would look at it.  I have not heard any response from Pioneer.  Their poor responsiveness and apparent lack of caring makes it certain that I will never use them again."

FAQs for garage building service projects in Seneca Falls, NY

A well‑constructed, properly permitted detached garage adds between $12,000 and $36,000 to a home’s resale value. Buyers appreciate the secure parking, extra storage, and flexible workspace, so appraisers often bump the property’s value accordingly. The exact return depends on the garage’s size, finishes, and how well it matches the main house, but most homeowners see a strong ROI when the build meets local codes and passes inspection.

Yes—once it meets local building codes and you secure the proper permits, a detached garage can be converted into living space. Finishing the interior, adding climate control, and ensuring safe egress effectively increase your usable square footage, though it may not always count toward the official listing. Skipping permits can trigger fines and even force you to undo the work, so always clear plans with your city first.

Most homeowners policies cover a detached garage under the “other structures” provision, but coverage limits vary. Review your declarations page and ask your agent how much protection you have for separate structures. If the limit is lower than the garage’s replacement cost, you can raise it for a modest premium. Confirming the details now prevents headaches if you ever need to file a claim.
