Customers say: Quick response

"I was extremely satisfied with Josiah Overstreet of Crosstown Engineering, whom I think did a thorough and excellent job. Joe was punctual, professional, and personable. He took measurements throughout the house, documented his work, and later took time to answer additional questions that I had concerning his work and the work and reputation of Structured Repair, which he said was stellar. He answered every question I had thoroughly and in a way that I could follow and comprehend. I do not know what the cost of the service would have been, because the payment for Josiah and Crosstown were included in the price I paid to Structured Engineered for an independent review of their work."

"We recently used GreenWorks Inspection & Engineering for the final inspection of our new home, and we were extremely satisfied with the service. Our inspector, Chad Bennett, was professional, thorough, experienced, and very friendly throughout the entire process. As first-time homeowners of a new build, we really appreciated how carefully Chad inspected everything and clearly explained his findings to us. He paid close attention to details that we would have never noticed ourselves, and his expertise gave us much more confidence before closing. The report was detailed, easy to understand, and delivered promptly. We highly recommend GreenWorks Inspection & Engineering, especially Chad Bennett, to anyone needing a reliable and knowledgeable home inspector."

"Very well overall. I actually had another inspection in hand from a previous sale that didn't go through, and noticed that they found some items that the previous inspector didn't find. The inspector was professional, patient and friendly, and used state of the art equipment. Only minor knock was the finding of an overly hot electrical panel, which apparently is pretty normal for newer boxes. We had to hire an electrician to tell us that. I also note that they're probably not the cheapest inspection around..."

"We had some little hair line cracks around the house inside and outside too. We were not sure what was going on and were very worried. Then we called Bj at FIF Engineering to come and tell us what was going on. BJ was very prompt on the appointment. He checked the foundation with a electronic machine, He checked the soil on the outside with some strength measuring tool. He went to the attic did detail structural analysis, of the roof sheathing and roof framing. After 2 hours of detail study of the house he told us that we had minor foundation settlement but nothing to worry about at this time. He promised a report in 24hrs and a short and precise report was obtained the next day. We hired a dry wall repair contractor and did the cosmetic repairs as recommended. I recommend FIF Engineering to all."

FAQs for engineer structural projects in The Woodlands, TX

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
