"Robert was timely, contacting me quickly, came out to look at the house on a holiday, was reasonably priced and really knew what he was doing. He was helpful not only in identifying the problem, but in providing options for solutions and recommendations for contractors to do the work. Definitely recommend him."

"Tony was able to perform an analysis and recommendation in about 20 minutes. After scheduling the date of the visit, he kept in contact to let me know exactly when he would arrive. He was thorough, surveying the structure from the attic to the foundation. He was able to accept my Visa card on site. The charge was under $400, but typically one may find competitors charging a bit more. A report was emailed the following day."

"Our 40-year old home has developed several interior and exterior cracks over the years. I hired Design Depictions to understand their causes and make sure we do not have a structural (e.g. foundation) problem before addressing the cosmetic issues. Michael spent far more time than I expected discussing, reviewing, and analyzing these issues. One of the cracks formed in my daughter’s room shortly after we renovated the house in 2008. The architect and builder were not able to diagnose the issue on this non-weight-bearing wall, but Michael came up with an explanation very quickly based on the location of the wall relative to the joists. It’s so nice to have this mystery finally solved! Michael followed up the meeting with a detailed analysis describing the causes and remedies for the cracks he observed. I couldn’t be more pleased with Design Depictions. I will definitely recommend and use their services again."

"I contacted this firm with some significant questions about a home I was considering purchasing--primarily about issues concerning the crawl space of the home. I had very little time to make some major decisions about the property. On very short notice, Bo Ward, P.E., the principal of Structural Elements, made arrangements meet with me on his day off--which was also a major holiday. Needless to say, I was surprised and incredibly grateful that he was willing to make the time for me. He spent several hours looking over the scope of the problem, took several photos, and prepared a high-quality report, which was very helpful to me in taking next steps. <br /> In many years of hiring various professionals to undertake different tasks, Mr. Ward's professionalism, punctuality, thoroughness, expertise, honesty, and simple willingness to be helpful truly stand out. He is great at what he does and has impeccable character. I would highly recommend Mr. Ward and his firm. He did not do a design project for me, but I am hopeful that if I am ever constructing a home from scratch that he will be available to work on the project. <br />"

"We hired Total Craftsman to put on a porch and wheelchair ramp combined. We wanted something not looking like an accessible house . The project turned out perfectly and our homes looks like a different house now . We were so happy with them ( Dec 2022) that we hired them for windows , roofing and new siding too in Spring of 2023 ! Our home looks fabulous. All the work was done timely and professionally and clean up was excellent as well. John did much of the work and oversaw all the sub contractors as well ! We’d hire them again when needed ! 5 stars for sure"

"We had an issue that had to do with construction of our house, so doors put in by TC never quite fit correctly, meaning the weather stripping rubbed and broke with normal use. TC addressed the opening flaw and rehung doors so they fit correctly. Marlin and his colleague did a FIRST RATE job, punctually, cleanly, and professionally for very meticulous client (us). Several years ago TC replaced a cathedral window that required custom fitting and was done, as was the door, with impeccable care. They are a responsive, above average company to work with and we'd recommend them highly if you have high expectations for product and work done!"

"Tom responded promptly to my inquiry through Angie's List. He is a a structural "Professional Engineer" and also a member of the NSPE. They are of the highest caliber. Although I went with the contractor's PE, Tom was very easy to deal with and honest about pricing and how he works on assessing matters for insurance agencies. If I had another need for a structural engineer, I wouldn't hesitate to call him back."

"It was a please to deal with Alek.  I would highly recommend him for any basement foundation repairs.  He exceeded my expectations and the price for the work was very reasonable.  Everything was perfect from the phone call estimate, he showed up on time and completed the work as described.  What was ever better that he guarantees his work for life!  I have never had a contractor give this type of warranty. <br />"

"This was our fourth time using IHE, and the work was well done, as we had expected it would be. The first guy they sent to give a roof estimate seemed inexperienced and unprepared to evaluate our roof, and we were ready to go with a different company. But then IHE sent someone else who gave us a professional--though overpriced--assessment of our roof. The work is complete and the roof looks great. The other jobs we had with IHE gave us good quality for a good price. We definitely think this job gave us good quality workmanship, even if they overcharged a bit."

FAQs for engineer structural projects in Tracys Landing, MD

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
