"My house cascades down the side of the hill it was built on.  The upper portion, the foyer, was not correctly tied into the next portion of the house, the living area.  What I had was a foyer that was leaning in to the living room a few inches and a living room floor that was sagging from the weight. <br>Edens estimator came out and gave it a thorough look and pointed out to me what the builders missed when they framed the flooring support.  He drew up a support plan on the spot and gave me a price.  I was impressed with both of them.  Then on the scheduled day the crew showed up and went to work.  Two days later the foyer was level, the living room floor was level and my house now has the solid feel it should have had from the beginning.  Very competent and professional work and priced with honesty.  EDENS STRUCTURAL SOLUTIONS are honest people who genuinely care about honest work and delivering value for their money.    I have nothing but respect for the work they did for me and I would recommend them to anyone.  Check their reviews,  I'm not alone.  Diogenes would smile if he met these folks."

"Everything went well. I had a detached garage that had cracked support beams and tension wires from previous owner. I initially had a repair company come out and they repaired the beams by splicing them in the middle. I didn't even bother calling them back out. Before I wasted any more money on bad repairs I called several engineering companies in town. I ended up using this company and the whole project went very well. I wish I had used him for my initial house inspection. The garage repairs likely would have been paid for by the sellers house insurance if my initial house inspector had looked closer. <br /> I also needed a very specific plan because my neighborhood is older and the garage was grandfathered in and I needed it to pass inspection without tearing the entire thing down and moving it over 4 feet on a very narrow lot. The construction company had no problem getting the city permit with the engineers plans. The garage is now repaired without having to move it and it passed all city inspections without any issues. <br /> I only gave a B on price because in order to get a detached garage looked at you basically have to pay the same as you would to have a whole house looked at. However, this was the same with all the engineers I called. Some would not even come look at a detached garage. <br /> I would use him again. <br />"

"What a great crew!!! Work was done timely and to our specifications. Pricing was great. In all my years, Panther Creek Construction has got to be the best we have ever work with on a project. Our Office/Shop has appraised for 2.4 times over our cost of the project. We would definitely use Panther Creek Construction again and would recommend their services to anyone looking for Quality construction at an affordable price. AAAAA+++++"

FAQs for engineer structural projects in Tulsa, OK

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
