"I had a great experience working with Omid Gharavi of OGV Structural Engineering for structural engineering permit services for my home in Baltimore. He was knowledgeable, professional, and easy to work with. The drawings he prepared and stamped, along with the engineering letter, were approved by the county without issue, allowing me to move forward with my home project. I truly appreciate his expertise and would highly recommend his services."

"Bashir and Noorullah were a pleasure to work with. They were very detailed, providing a full set of plans to have a load-bearing wall removed in my home. Bashir was attentive and he and Noorullah answered all my questions. "Kamran dd a fantastic job. He reached out to me quickly and had his associate come by to look at the walls I was removing. I received an estimate for the work. Kamran worked extra long on the project to help me utilize the beams that I had pre purchased. I would recommend anyone who need a professional engineer recommendation to use OHI engineering "

"My meeting with Bruce went very well. I have had 8 companies come out to bid for this job. Bruce and Pier Magic are clearly at the top of their field. I have a full report from a Structural Engineer, Dennis Sieg. This has helped all of the foundation companies with their analysis of my home. Bruce and Pier Magic are very knowledgeable about the work they do. I would trust them to do the work. The estimate I received is right in line with the other foundation companies I have acquired quotes from. This company seemed like the most knowledgeable and responsible. I have not had this work done yet. The range of quotes for this work is $13,000-$18,000. Pier Magic is at the top of my list because I feel I can trust them the most. Their quote is $16,500. This is reasonable for this type of work with a reputable company like Pier Magic. I will put out a review when the work is completed, by whomever I choose to do the work. <br />"

"JCabido did a full inspection and gave a ton of details before starting the work. They helped us find a structural engineer to judge what was vital or not to do. The quote for the work was very clear. The work they did on our house was very thorough and they did a great job. The finished job looks fantastic and the workers were polite and cleaned up every day. We did not have any inconveniences while they worked on our house and we are extremely pleased with the outcome. I would recommend them highly. The cost is a bit high but it was worth it for a job well done, professional communications and solid work."

FAQs for engineer structural projects in Upper Marlboro, MD

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
