"Five Stars Is Not Enough! Communication with the company was easy and fast, provided flexible schedule. Conor was our engineer, he did a fantastic job for us. I received my plans just a few days after my request. It was really hard for me to find a good engineer with decent prices and professional I found both with Conor. I've contacted with him multiple times for building permit and structural drawings and Conor has gone above and beyond to help me every single time. I would definitely use them again and give them my highest recommendation! This is the best service provider !"

"We bought a building that was going to be demolished in the Page extension/ Hwy 364 route.  We owned property adjacent to the building and had Expert House Movers move the structure approximately 1000 foot across a roadway and onto a new foundation.  I was amazed that they were able to do it without any of the brick fascade cracking/crumbling.  Before the building was lifted and moved, we inspected the interior of the building and took a black marker to areas of interior drywall cracking. After having them lift and move the building, there were no new cracks and the existing cracks were unchanged.  I couldn't believe it.  I would highly recommend them.  It's unbelievable to see the buildings and structures they have moved. <br />"

"Ted is a custom home builder/remodeler and he was incredibly knowledgeable. He came to our home and checked our house from top to bottom. He actually spent the time to explain and educate me on structural knowledge so that I wasn't in the dark when it came to dealing with the insurance companies! Once the insurance claim is complete and closed, we will be calling Ted Zappia to handle our long term damage repairs and remodel. What a great honest guy! <br /> <br /> <br />"

"Overall I was pleased with the service. The visual inspection went very well. Mike showed up on time as scheduled with an associate. The walk through was informative and they looked at all the areas I had concerns about (walk cracks, uneven floors, exterior brick cracks) and they looked at other areas that could be potential issues (attic trusses). With the walk through alone, about 1 hour, I got much of the information I wanted and needed. However, I did request an optional written report with recommendations. Getting the report took longer than I expected but I did get it. I am glad I requested the report because it added to my understanding of the work that needs to be done to fix the structural integrity of my townhouse before investing in other renovations and repairs. I wanted the benefit of an objective evaluation of my property (visual only) without wondering if the evaluator was trying to sell me another repair service and I got that with this job and believe it was well worth the time and money. Walk through visual inspection and report priced separately, total for both was $450. Kudos to office staff who helped complete my job."

FAQs for engineer structural projects in Virginia Beach, VA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
