"Drawings of the roof and of the deck were needed to get a Fairfax county permit. Working together, Gary and I quickly came up with designs for the roof and deck. Gary quickly and efficiently modified existing floor plans so contractors could bid on and build the rest of the addition with a minimum of confusion. Designing the rafter - beam - keeper - king post support system for the guest bedroom so that it would be beautiful while adding strength to the structure was challenging and took a few tries. Working together, I feel we came up with a better design than either of us would have arrived at working alone."

"Excellent. All work was performed quickly and efficiently. It’s nice to have a brand new door that looks great and works perfectly. All the people from sales to installation were so nice and very responsive if you had questions. It may be a little more pricey than others but the quality is outstanding. It’s worth it. Thompson Creek sells quality products and is a very good company to do business with."

"<p>Mr. Rahnama was extremely responsive. He accommodated my request for a Saturday appointment so I could be at home when he came out. He was very punctual...came right on time. He listened to what I needed and what my goal was. He performed a very thorough investigation of my existing deck. He made several recommendations to enhance the structural integrity of the deck and in a few instances weighed options and recommended to least costly approach. His report was thorough and was sent quickly.</p> <p>I am very glad I called Mr. Rahnama and feel confident as I proceed to discuss my deck replacement project with contractors.</p> <p> </p> <br />"

"Tom responded promptly to my inquiry through Angie's List. He is a a structural "Professional Engineer" and also a member of the NSPE. They are of the highest caliber. Although I went with the contractor's PE, Tom was very easy to deal with and honest about pricing and how he works on assessing matters for insurance agencies. If I had another need for a structural engineer, I wouldn't hesitate to call him back."

"Alek was very prompt in responding and up-front about his capabilities. It is refreshing to find a contractor so honest these days. It was very appreciated. I did not use his services for structural engineering but he was still willing to review other work and be available for consultation. Great professional. If I do need such work done in the future, he would be my first choice regardless of price.."

"It was exactly what they said it would be. Actually, it was even better. The consultation with the estimater was accurate, professional and realistic. They handled all of the permit paperwork and provided the structural engineer who actually saved us big bucks! They came on the appointed day, did the work and cleaned everything up. This was a major job and each man knew his and did it well. <br />"

"I was very impressed with how knowledgeable the engineer was with my foundation, the cracking, and the water coming in. The engineer wrote a report and made some repair recommendations which we also used them for. I was very pleased with the work and the professionalism of their workers as well."

"It was an Angie's List Big Deal that I purchased. I don't know what I was expecting but if I had to do it over again, I probably wouldn't have paid that amount for that service. I had a different concept of what that inspection would entail and it was not what I thought. I guess I didn't understand what 'foundation' meant because he didn't really go past the basement and I thought foundation meant the entire structure of my house. It was not long after we had that earthquake and so I thought it was a good idea to see if anything could be gleaned from an inside inspection but his service would not have covered that because he just looked around the basement and identified a few things."

"Excellent work and customer service. Would definitely recommend this company. All waterproofing work is expensive, but they offer complete renovation services. Out project was just awful - water in the wall, then they found termites (!) and asbestos in our floor tile & mastic. Basement Detectives worked with us through every issue. They told us what needed to be done, coordinated with other contractors as needed (for our project, a plumber to remove a radiator, and a pest control company and asbestos removal). After the demolition, and the drain and pump install, they put up walls and painted and cleaned everything up. Very professional staff. All we did was get new carpet installed (although they offered to arrange for that, too). We are very pleased with their work. Many thanks to Anthony, Carlos, Jake and Chris."

FAQs for engineer structural projects in Warrenton, VA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
