"Previous piering companies had tried and failed to solve our sinking foundation problem with undersized piers. After researching available options and getting quotes from a few companies, we chose Expert House Movers to excavate around our foundation, install custom made piers to support the weight of our house (full masonry, stone foundation, slate roof and terazzo floos) and spray a rubberized coating on the below ground portion of our foundation to stop future water penetrations in our stone foundation. They showed up promptly, performed the necessary work in a timely matter and were careful of the landscaping we wanted to keep. The job itself took longer than anticipated mostly due to additional work needed once the foundation was exposed (tuckpointing, new window wells, etc). There was minor damage to the sprinkler system and the water service line, but we were compensated for the damage by EHM. My only complaint was the amount of old drainage pipes and broken concrete that was left on site during the work and not removed until the end of the job. <br />"

"This was our first experience with a contractor, and we are extremely happy with the work, the crew, and the overall experience. Tony Pinheiro was referred to us by an Army buddy we served with overseas. We were a little nervous that if it didn't work out, or if there were problems, our friend would feel bad about referring them. But this company was fantastic. Tony kept us informed of all problems, solutions, and expenses. He gave us options for saving money, from us demo'ing the old deck ourselves to the different materials that could be used for each element of the deck. We opted for a less expensive treated wood for the floor decking, which we can replace in a few years with a more expensive composite material, pressure treated wood for the framing and railing, and a composite material that can be painted for the trim. The water issue we had caused a bit of a delay in the construction, initially, but once they were able to set the posts, the construction was quick and steady. The entire crew was very professional, and they kept the area very clean. At the end of each work day, they packed everything away very neatly, and cleaned up. Tony and his crew kept us informed of the progress, and made sure to educate us on how wood is affected by the weather and elements, the best time to paint and treat our new deck, and which paint and stain products would be best for what we want to do. We also had a broken basement door and door frame, which Tony replaced for us. It was a small thing that made a big difference in the security of our home.Tony and his crew gave us the deck we wanted, plus more, and this deck is going to last for many many years. It looks fantastic, and the construction is exceptional and solid. It was money well spent, and we feel confident that our contractor did all the right things. We will definitely be using Pinheiro Construction again."

FAQs for engineer structural projects in West Greenwich, RI

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
