"My husband and I own two small income properties in Chicago.  One is a inherited 3-flat, the other a 2-flat in which we have lived for over 30 years.  We are not "land barons" by any means.  This year has been a horrible year for things going very wrong at both of these 100+ year old properties.  I am thankful I found Hansen Bros to help us out, especially because we are in our 60's and it's hard to find reliable, trustworthy contractors who won't take advantage.  Bob Hansen meets all of those needs, which is why I have gone back to him for jobs ever since his first job for me in May, 2014. 
The first job he did was a major repair to the open back porch structure and decking at the inherited 3-flat.  I called him in a panic when a neighbor noticed serious structural problems with the porch structure.  Bob came out to assess the situation immediately and provided a very reasonable quote for the repairs.  He began and finished all the repairs within a week at a very reasonable cost of approximately $4,000 - a very good price given the extent of the repairs.  Needless to say he eased my mind and took a huge burden off of me.
Less than two months later in July, we noted structural problems with the enclosed back porch structure at the 2-flat where we live. I again called Bob and he came out immediately to make an assessment.  He provided a very reasonable quote which I accepted. Bob and crew were out within a week to make the repairs.  Along the way, Bob made solid recommendations to do the repairs in the most cost-effective manner.  Those recommendations included replacing the 30-year-old back porch windows with new, smaller windows that would provide additional structural support to the back porch and be easier to clean since they are tilt-in windows.  Because of his recommendation, he was able to install the new windows to both floors of the porch without having to remove and replace all of the exterior vinyl siding.  The end result was a stronger structure, more functional windows, and a much-improved appearance.
Since then we have also contracted Hansen Brothers to make plumbing repairs to both buildings - all at a moment's notice.  He has also painted our ugly purple back porch (it's been that color since we bought the building 30+ years ago) to a pleasing neutral beige color, making the porch so much brighter.  Bob's next job for us begins on Oct 15th when he will replace and repair our seriously leaking garage roof. 
In sum, we have found Hansen Bros to be very fair with their pricing, and they are honest, trustworthy and reliable.  Bob Hansen actually returns phone calls, and promptly!  They do what they say they will do and when they say they will do it.  What more could you ask for?  We are happy we found Bob and cannot recommend him highly enough.

"The ordering and installation processes were great! The salesman visited our house and helped us select stain for the new windows that matched our existing trim. The windows and replacement trim were stained prior to installation. The salesman, measuring expert, and installation crew were friendly, on time, and very professional. The installation involved no surprises and was completed in the order of our requests. We paid a small fee for the installation crew to remove and reinstall all hardware for the drapes and blinds and it was definitely worth it. The interior and exterior weatherproofing was a plus. The exterior caulking was thorough and neatly done. The clean-up after installation was also great. We would definitely recommend Next Door & Window to anyone needing new windows."

"I have used Murphy's three separate times to replace doors and windows in my home, and I plan to use Murphy's and only Murphy's in the future. The staff are experienced professionals who are knowledgeable and courteous. They take the time to understand what you want and work to provide just that. These are not pushy sales people or amature carpenters; the craftsmanship that is put in to the installation of each piece is wonderful. To date I have had two exterior doors with screen doors, double entry with screen doors, and two sets of casement windows. I plan on replacing 9-12 windows in the next month with Murphy's and I know I will be pleased with the results."

"They did a great job my project was not the norm they needed to install extra fascia to complete the job.SRS provide the facia and I painted prior to it being installed. there sub contractor who installed fascia & gutters were great. SRS project manager MO was very attentive to to my concerns about project and answered all my questions and took care of the process. would hire them again pricing was very fair. Thank you"

We wanted can lighting in our guest bedroom but he said he could not do it with the current attic set up. So, he installed two new track lighting systems. He recommended LED. They do look better, but I'm overall not crazy about them. It basically took the whole day to install plus I had to go out and buy the "very expensive lights". Not necessarily his fault, but still disappointing.

"Did two coat of painting thoroughly around exterior frames. Some areas with primer.
Did  a fair job cleaning up the ground after the paint work done.
Steve would try to save money for the home owner when it comes to buying paint during the sales weekend.
There is one follow-up item  - pushing down nails which look like some tiny bubbles in paint. It is minor. But, it needs to be done.
 Would work with Steve on scheduling. 
Overall,  they did a good job.

"Actually their service was slightly better when they came out initially it gotten a bit down hill. Change my local tech and I don't think he's efficient or professional. I had to keep reminding him what sections of my lawn or my lawn. They walked me through everything basically. The guy spent enough time to walk me around the yard and tell me what needed to be done and everything else."

"David gave me what I thought was a fair price for the work to be done. He asked for 1/2 up front. As a previous small business owner I did not feel this was unreasonable so I paid him 500.00. He estimated the work would take 3 to four days and I thought the same. After several no shows the "mason" showed up. The first clue was he came in a car. According to my wife he was here 2 hours and left, came back for another 2 hours the next day and left again. He said nothing to my wife about leaving or when he would be back. David called a day later to ask about coming out to look over the job and get the rest of the other 500.00. I said he isn't finished and he's only been here 4 hours. So then I looked up the prevailing wage in IL for a mason and found out it is 28.50 an hour. The next day the guy comes back for another 3 hours. David came to look at the work and I walked him around and showed him all of the places that had not been done. So the guy comes back again for about an hour. All told it was 8 hours work, nothing to write home about but it was agreed up front that I wasn't looking for an exposed brick look. I need it tuck pointed well enough so that I could drylock and paint the exposed brick. I will say this was done in the end. The worker left a mess that I and my wife had to clean up, I pointed this out to David as well. I told him I felt he was overly paid for the amount of work preformed and that was the end of it. It's really to bad. It's difficult to get contractors to do small jobs and I had plenty for him to do. I'm not unhappy, just would not hire again"

The job was fantastically done.  
They worked with us as to when the job would start  and showed up every day, not like some who disappear to start another job.

The first day plastic was taped up to keep the dust from the rest of the house.  Then they removed the old stairway.
They cut and shimmed the riser to correct inconsistencies that were in some stair heights.  
The old stairs were temporarily replaced to allow us access to 2nd floor after they left.
The knee-wall at the lower six stairs was cut to allow  open ended stairs.  Great choice. !
Whenever there were choices to be made, they would discuss the options with us and let us know what they thought would look best and generally we agreed.    
The new treads and risers were meticulously cut and installed, the fit was perfect,  It had to be a challenge, because the walls were anything but square. 
The old landing was removed and new red oak flooring was installed. 
Each day when they were finished for the day,  they vacuumed and left the site very clean and picked up. 
After everything was installed it was sanded and cleaned to be stained.  They showed us a sample of the stain and we agreed that was the correct one.
After staining, sanding,  first coat finish, sanding, 2nd coat finish, sanding and finally the final coat of satin finish.  The stairs looked better than we could imagine.
It was a job well done by workman who were precise, patient, and whose attention to detail was impeccable.
