He thought my chimney was in fine shape and re-caulked a small part of the cap. He told me I have at least a good 5 years before having to worry about anything. "Lonnie came out and noticed the vent was compacted and metal vent tubing itself had begun to corrode in the ceiling. A new vent was installed in a couple of hours by going through our ceiling. Could have possibly saved our family from a catastrophic event. Checked the alarms, fire extinguisher, and gave me recommendations on CO2 alarms and a 2nd story evac ladder available on Amazon.
