"I cannot recommend Brent highly enough. My journey to find a home spanned over three years, and Brent was there every step of the way. We originally started looking during an incredibly competitive market where I was repeatedly outbid, leading me to pause my search for three years. When I was ready to try again recently, Brent didn't miss a beat. One of Brent's greatest strengths is his 'builder?s eye' for property issues. He was able to point out potential red flags, helping me avoid properties that would have been a headache later. What sets Brent apart is his unwavering patience and genuine integrity. We navigated a few hurdles this time around?one lost bid and one contract we had to cancel due to inspection issues?but Brent never pressured me. In fact, during the final negotiations for the home I eventually bought, he actually encouraged me to offer a lower price than I was already willing to pay. His strategy worked, and he saved me a significant amount of money. "

"A-1 performed a foundation repair on my home 8 years ago. Over the past month we have made at least 20 attempts to contact them via phone and email to perform a warranty check on the prior repair work as we prepare to sell our home. After we were finally able to get a visit scheduled, they did not show up for the appointment and gave no notice. Multiple attempts to contact them since have gotten no response. The sale of our home is contingent upon this check and we are now 2 days from a closing deadline with nothing to show. I've heard of foundation companies being dodgy when it comes to actually honoring warranties, and it seems that A-1 has no interest in following through. I do not recommend working with this company"

"We flew out to Texas to look at homes in Mansfield, planning a move there. When we told Brenda that we were coming she blocked out her entire schedule for the week to show us around. Brenda drove us in her car and offered insight on Mansfield we wouldn't have been able to get from someone that hasn't lived there for 18 years. Brenda was also a teacher in the school district so she understands the challenges and changes each zone within the ISD is experiencing. She is ear to the ground and finger on the pulse for the city all the way. She did a great job helping us find exactly what we wanted and getting long showings with respective sellers. She follows up with sellers relentlessly and would rather you avoid a bad deal than make a sale. She pointed out cracks in walls which indicated foundation issues that would have been absolutely devastating to get stuck with. She was also really excellent in pulling seller disclosures, which informed us about foundation inspection and mold abatement that had been performed on properties. Before she showed us homes we asked to see, she researched them and handed us worksheets with data we were able to mark up our thoughts on. What I found particularly helpful was her thoroughness in helping estimate costs, like in getting utility estimates from sellers along with property taxes and insurance/utility district costs. She's 10/10 and you shouldn't consider anyone else you buy in Mansfield."

"Bart was very friendly, and responded to my phone request for an appraisal very promptly. He kept in touch the whole time, and came out on a Friday. He took photos and some measurements while he was here for the appraisal. He took the time to explain how he would put the appraisal together and his approach. Bart stated that he should have my report to me by Close Of Business on Monday. Bart was able to beat that time, and actually had the results/report to me by Saturday evening. I would definitely use Bart again for an appraisal."

FAQs for appraisal real estate service projects in Azle, TX

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
