Customers say: Quick response

"Tracy Simpson was very professional throughout the process and the appraisal was thorough and completed in a timely manner. I used the appraisal along with comps from my realtor to confirm my asking price. Although the market is crazy right now, her assessment helped me determine the optimal price to maximize exposure. I had 32 showings and 7 offers within the first 3 days."

"Absolutely PERFECT!   <br /> As this is a historical home in a town to which we are relocating from across the country, we depended on Mr. Woodmansee to literally be our eyes, ears and noses!  We were NOT disappointed!  He was extremely thorough with exceptional attention to the smallest details. His expert inspection allowed us the opportunity to have any issues resolved prior to the end of our "due diligence" period, so that we could move ahead confident that we were purchasing a home that should be free from any hidden issues! <br />"

"I liked the gal I worked with from Remax. I wish I could recall her name. She was friendly and very helpful towards me. I was looking for a condo facility so that I had help around when I needed it. She was really reliable, she took the ball and rolled with it and found me a place I liked and appreciated. I would highly recommend Remax to other folks in my area."

"We were trying to sell our home at the exact same time that the real estate market tanked (early winter 2008), competing against a ton of other homes and new construction, and guess what? Margaret sold it! I could not ask for more - she did a really amazing job! We actually sold the house with our first showing - we had a signed deal within about 30 days of listing!! That is almost unheard of in this market. There are a lot of things (both within your control and outside your control) that can affect whether a home sells or not. But I know without a doubt that having Margaret as our agent made a huge difference for us. I interviewed other agents who wanted to set a listing price before they ever even saw my home! Margaret took the time to really get to know everything about my house, my objectives, and my concerns before she discussed price. She has over 20 years of experience as a realtor in Greensboro, is extremely dedicated to her job, and besides that is a super-sweet and kind person. We loved working with her and consider her our personal real estate adviser for life! So, on to the particulars: We had to move two hours away for a job, so the house was vacant, and we were paying double mortgages. Margaret understood how stressful this was and made extra efforts to help - she checked on the house twice a week or more, worked with me via fax and email so that I didn't have to drive back and forth, and aggressively marketed my house to maximize exposure to potential buyers. She is so detail-oriented; everything from the pictures to the wording on the listing to the color of the flyers - she insists on everything being just right. She doesn't miss a beat - all the little things that you just don't think about (and don't have time to think about)... She's got it covered! And she is a part of the Prudential Carolinas network, so you get the benefit of a national real estate agency for increased advertisement and more exposure to relocation clients. Negotiation is the part I hate the most of selling a house - especially the waiting! :) In our case, there was a lot of back-and-forth negotiation, and at one point, our buyer walked away. Our buyer eventually came back and made another offer (after which came a lot *more* back-and-forth negotiation). I was understandably very stressed about it! Margaret helped me through the whole thing - she is part real estate agent and part psychologist! Selling a home can be stressful, but Margaret definitely made it easier on us and helped me make the smart choices that got our house sold quickly. No one can guarantee you that your house will sell, but I think we were at a huge advantage by having Margaret on our side. Whether you are buying or selling, Margaret is *your* agent!"

"This house was a VERY tough sell because it was a high-priced house in a gated community at a time when the real estate market was just beginning to rebound. Moreover, an eight-lane freeway was being constructed less than a mile from the property and a half-dozen other homes in the small community were also on the market. Bottom line: it took about 15 months to sell the house at roughly ten percent less than what we purchased it for in 2007 (during a seller's market). <br /> My wife and I are grateful to Steve and The Vincent Group for outstanding perseverance. The same half-dozen homes in our community are still on the market...but ours has SOLD! And we saved nearly $5000 over what we would have paid in commission for a typical realtor. <br />"

FAQs for appraisal real estate service projects in Greensboro, NC

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
