His experience in the real estate industry, coupled with his military background, made him a natural fit to navigate the intricacies of the market. Lundquist Appraisal Company is based in the Sacramento area and provides residential real estate appraisals within Sacramento, Placer and Yolo County. The company was founded in 2003 by Ryan Lundquist, and our clients include home owners, real estate agents, governmental agencies, attorneys, and lenders. We handle appraisals for estate settlement, divorce, tax grievances, pre-listing, loans and other types of private appraisals.\n\nOur full appraisals are typically priced around $400 or so depending on the complexity and of course the reason for the appraisal. If an appraisal is going to be used in court and expert testimony is required, that can obviously impact the level of work involved. Ultimately we are very reasonable, and we are always glad to offer you a quick quote. We handle property tax appeals too, and we will shoot straight with you about whether you should appeal or not. Our property tax report and service is usually around $150 (flat rate - no percentage fees). \n\nOur founder Ryan Lundquist speaks monthly in real estate offices to share what the real estate market is doing as well as teach appraisal-related classes. Ryan studies the housing market carefully and you can check out "Press" on our website to read recent quotes and interviews Ryan has given to local and national media outlets. Mr. Lundquist currently sits on the Housing Opportunity Committee (Vice Chair for 2014) and Technology Committee through the Sacramento Association of Realtors. Ryan is also a board member of the Real Estate Appraisers Association of Sacramento. Beyond work his passions include biking, improving local neighborhoods, writing and leading a volunteer non-profit called Project 680 that advocates for local homeless students.\n\nRyan runs the Sacramento Appraisal Blog (www.SacramentoAppraisalBlog.com), which is a top-ranking appraisal blog in the United States that exists to help illuminate the local housing market as well as resource the real estate community and general public on how to understand the appraisal process and better work with appraisers. Topics include real estate market trends, tips for Realtors, appraisal issues and anything I find interesting or entertaining. This blog is also listed as one of the top 35 real estate blogs by BiggerPockets. If interested, you can check out Press to read recent quotes and interviews I’ve given to various local and national media outlets.

"I cannot say enough good things about Debby. She helped my husband and I buy a home in Rocklin, CA. We are not only extremely satisfied with our purchase but also the whole experience in-general. She was very experienced and vastly knowledgeable about the location, market and all the formalities that go into a transaction of this nature. We were not local to the area we were buying in. Debby helped us eliminate options by clearly explaining to us the obvious issues before visiting a property, saving us a whole lot of travel and time. We found her to be very responsive and were glad that she took the time to address all questions and concerns we had every step of the way. During negotiations, her attention to detail and diligence stood out. We felt incredibly comfortable trusting her and taking her advice. Throughout the period we were in contract, she was always on top of things like scheduling various inspections, finding answers to questions and advocating for us. She tirelessly prepared us for the upcoming steps, and that helped us make decisions and act fast when required. She went above and beyond the call of duty and helped with a residential lease agreement with the tenants. We would highly recommend Debby for all your realtor needs!"

"I just closed escrow on my first home and Doug was with me every step of the way. He had been recommended by a friend whose opinion I hold in high regard. From the very first phone call, I could tell I was in good hands, and he was awesome throughout the entire loan process. I can't imagine working with anyone more on top of it than he was. He is incredibly knowledgeable, always responded immediately, and has a solid team working with him. You won't find a better mortgage broker than Doug."

FAQs for appraisal real estate service projects in Sacramento, CA

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
