"Everything went smoothly. He was on time and very polite. He sent me a very through report and made it clear that I could contact him at any time if I had any questions. Not only that but I have been going through a tough time and he has contacted me on occasion to ask how I'm doing. He went well above and beyond just doing an appraisal. "<strong>The good:</strong> <br /> Initial conversation went well; fair fees and competitive rates.  Broker was responsive and eager to proceed with the loan (called me a couple times even after I told him I'd get back in a few hours - hey eagerness is ok with me).  <br /> <strong>The Bad:</strong> <br /> After signing the commitment papers and paid for rate-lock/appraisal, getting a call back was non-existent (always says he's busy).  To be fair the broker was usually available when I called <br /> <strong>The Ugly:</strong> <br /> The biggest issues is that AFMC uses Springhouse Appraisals (an aggregator who makes money on the difference between what you pay and how low they can pay their appraisers).  Their business model depends on how low they can spend on subcontractor appraisers - so how much experience do you think their hires have?  My appraiser was SHADY.  Suppose to be Philly based (first question I asked my broker) but his business address is a 3rd floor apartment that was on the rental market.  His cell number is Jersey based and he missed a comp property on the next block but picked one up that's half mile away (too far in Philly).  Needless to say it was LOW!!  I don't mean a little under but laughing-on-the-floor low.  At that point to pull out of the deal means losing $1250 (rate lock & appraisal fee) so AFMC would not care.  My broker wasn't helpful even though I showed him the sold property on the next block.  (he said he'll talk to his boss but ended up not calling back).  <br /> <strong>Bottom Line:</strong> <br /> I made a mistake by not using my regular mortgage guy (he had too many projects and wanted me to wait).  My recommendation is to use someone else if you live in Philly and need a high appraisal.  I think Jersey would be ok with this company.  Otherwise they provide competitive rates and have lower than average fees with competent mortgage brokers on staff - when you can get a hold of them. <br />"

"Michael Brown helped me find the house that I purchased. I gave Michael my requirements in a home and a price range. He came up with a list of properties and explained the property tax differences between the counties. After viewing several properties I was able to afford much more home than I thought I could. Michael was able to advise me on maintainance and repair issues on these properties and had contractors provide estimates on needed repairs prior to making a decision.  Overall Michael Brown was an outstanding choice to assist me with a very important decision in my life and I would recommend him as a realtor and use him again to buy another property in the future."

"As a First time home buyer looking at investment properties  i got in touch with Raja in mid 2014. Off the bat Raja offered to help me out in areas that was beyond his requirements, i thought that he was just selling me his services. My interactions of the past 16 months with Raja has made me realize how wrong i was in judging him. he is a professional to the core and goes over and beyond to help his customers, even potential customers i might add. <br /> When finally in Aug 2015 our offer for a multi family property was accepted i got in touch with Raja again who explained to me what to expect now that our offer was accepted. <br /> My lawyer suggested a title company of his own which was a really bad one to say the least. with Raja i was able to get honest answers and he gave me a quote within a day. Despite my lawyers resistance i chose to go with Raja and i can confidently state that i do not regret that choice for a single moment. he was responsive at all points in time to my queries and even helped me save money. my lawyer suggested that for the closing to happen a survey was absolutely necessary without which a loan would not be sanctioned. Raja educated me by explaining that was not the case and it was upto us the buyer whether we wanted a survey or not <br /> He gave me an itemized breakdown of his title services which i found to be very easy to understand. the other companies suggested by my lawyer would only give a bulk pricing. <br /> In the last evening before the scheduled closing i sprung a surprise on Raja (due to my ignorance) that there were 3 tenants occupying the property and that i intended to keep them as tenants. this mean that Raja had to immediately rework the HUD forms and get credits from the seller for the pro-rate rent and transfer of security deposits. Raja took it in his stride and had the whole issue sorted out in a couple of hours. <br /> Needless to say that Raja is part of my A team and i will be using his services for my future real estate endeavors. <br />"
