I recently purchased an HVAC diagnostic service from Purl's Sheet Metal & Air Conditioning.

My tenant in Clovis, CA notified me that his PG&E bill was an excessive $500 a month and he thought something might be  wrong with the HVAC System.  Consequently, I contacted Purl's Air Conditioning and purchased the HVAC Diagnostic Service.  The Diagnostic Service report recommended replacing the HVAC System or compressor.    

I have been a Landlord for more than 40 years and I have always made it a practice of getting two or three bids for any major repairs, whether it's for my own home or one of my rentals.  When one of the A/C Contractors inspected the HVAC system in the Clovis rental, he indicated to me that the major reason for the heat loss was due the following: "The return was completely disconnected and a 7" supply collar was disconnected and just blowing in the attic...".  I spoke with a local A/C Contractor that recently installed a new HVAC System in my home and he said the diagnostic service would have detected the duct problem on my rental unit. 

The main reason I only gave a "C" rating for the HVAC Diagnostic Service was due to the technician's failure to report the above described duct problem to me.

"This service was unbelievable !  The windows were amazingly clean.  They wiped down all the tracks and cleaned and vacuumed the sills.  I have never seen our windows as clean.  They were very polite and very professional.  I asked to be put on their call list because I don't want to let this company get away.  I loved their service!  I know that we used a coupon for the service and I forget what the cost on it was.  However - what they did for our house....it was well worth any price that I would have paid.

"Josh painted the cabinets in my rather large kitchen as well as my front door and shutters. Josh was very prompt, courteous and professional. Not to mention his price was the absolute best. He arrived early, but waited until the scheduled time to knock on the door. He managed his time well and completed the job a day ahead of what was originally scheduled. It was originally my job to get the paint, which I forgot to do, but Josh had no problem going to the store and ordering the paint. "They came out when they said they would. They bring you in with low prices and then they want to charge you extra. It was a mediocre experience. They cleaned outside like they were supposed to. They were fast. They explained everything and showed me a video of everything they were supposed to do. But the hook was they got very, very pushy on telling me how I needed extra services. I kept telling them, "No, no, no. They wanted like $200.00 or $300.00. I said, "$80.00 is all I got, take it or leave it." And they finally took it. So it was a little high pressure. If you use them, be prepared to be charged extra."

"AHS is ok. They cover repairs of most everything under the roof of your house. The companies that contract with them are not always the best. You call AHS with the issue, they send a fax to the repair company and give you the contact info. If they don't contact you within 24 hours, you call them. Sometimes they answer, sometimes they don't. When they arrive (usually three days or so later), they service the item. if it has issues within the 90 days, you call AHS again, they are sent out with no charge. If the serviceman decides the unit is unrepairable, AHS will allow you to choose a replacement from their listing (usually not as good as what you have) they will install and remove your old item, or give you wholesale amount to buy and install your own. Prices vary on what you want covered and what you want the copay to be, plus where you live. For me it is 49.99 per month with a 75.00 time of service order. You can have more than one item serviced at the same time under the same fee. If you have a SEAR product the repair guys are great. Not that wild about the other ones they send out. But it is a big savings compared to calling someone on your own. The cost of service is only the 75.00 copay."
