" From the start I knew Ryan was the right person, because he called me, the only one of the engineers that actually called me. He communicated regularly, let me know straight up the results and explained it all to me. Is also willing to answer questions from my contractor. "

Customers say: Terrific value

"Excellent. Dan saved us money on the overall cost of the project as well as providing a more resilient structure for us. He worked hard to get the drawings done in a timely fashion. Also, he is very personable and upbeat."

"We hired them to reinforce the foundation where a few years before some tunnels had been dug through the soil under the footings to put in some new pipes. This is an old brick house and the footings are several widths of brick laid directly on the soil, not concrete. The reinforcement is to pour some concrete walls under the footings to support them and to stabilize the soil walls of the tunnels. They also poured concrete to stabilize another area where soil had been eroding under the footing. We also had them remove an unused brick planter next to the wall. The estimator, Lance Heimes, did a very thorough study of the area and then carefully described to us the recommended work. Because of his attention to detail and good explanations I had a lot of confidence in his recommendations. The work went smoothly and looks good upon completion. The weak point with this company was communication. I had to call them up to find out when the work was scheduled, and even then we were never sure when the workers would show up. They also sent me the final invoice for the work when the work was only about half-done, rather than upon "substantial completion" as provided in the contract. They did finish the work a day or two later, so it worked out OK, although for a while I was worried that they had forgotten to finish the work."

"Mike was on time, patient, and very pleasant. He explained everything and was very efficient in going about looking at details. The property has 3 structures -- a 2-storey main house, a garage and a carriage house used as an apartment. The appointment was set for 8 a.m. and he arrived early enough to set out his tools and ladder by 8 a.m. He was done before noon and we got the report and photographs with notations by 6 pm the same day! His price was very competitive."

"I purchased a big deal coupon for this company. As far as I can recall it seemed to have gone well.  I don't recall of having any issues.  They did their job quite satisfactorily.  They identified a number of times a problem, we were very busy so we were constantly out of town so they were trying to get a hold of us and we weren't able to talk to them, but we eventually got the final report and that was just fine.  It worked well."

"Mr Hardesty is super competent and a pleasure to work with. Our home was 90 years old and required significant expertise. His plans were clear and comprehensive and he was generous with his advice and referrals. He was also patient explaining everything to my husband and I, even reviewed the photos of the contractors' works mid-project. Highly recommend."

"They called to asked if they could 30 min. early. when they arrived they laid down traps thru the house to the attic opening. they then sealed around the pipes that came thru the ceiling.  They then blow in the insulation, built walls around the opening of the attic so when we have to open it the insulation won't fall out. They then took pictures of before and after for us to see. They carefully removed the tarps and then  they vacuumed the carpet around where the tarp laid. <br />"

"<blockquote> <blockquote> I hired this company to fix things at my mother's house.  We needed Bullseye Home Improvements to do 2 things: replace the baseboards on the main level and fix water damage to the drywall in the master bedroom.  Before calling Bullseye, we had trouble finding contractors interested in replacing baseboards, especially on walls with rounded corners.  And the last person my mother had working on them did a horrible job.  Bullseye did not hesitate to take on the baseboard work and did a superb job. They even fixed areas where the walls were not straight in order for the baseboards to look nice.  Their baseboard work on the rounded corners was phenomenal, even better than the builder did originally.  As for the drywall in the master bedroom, they did a wonderful job there too. They replaced the water-damaged drywall, matched the texture, and repainted. They blended everything beautifully.  You cannot tell that anything ever happened or that the drywall has been replaced. It took Bullseye 4 days to finish the job.  They arrived on time every morning and went straight to work.  Before leaving for the evening, they always cleaned up all work supplies and areas of the house they had worked in.  All in all, Bullseye Home Improvements did a super job, and I highly recommend them. </blockquote> </blockquote>"

FAQs for engineer structural projects in Central City, CO

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
