"We had 2-3 years of constant road work as a result of storm Sandy (gas line and water line replacement) and there was a crack that expanded over time in the living area on the second floor. We needed to know if it was structural or cosmetic. Anthony arrived on time and began to examine the crack as well as take measurements to determine any significant changes. He was familiar with the land issues in this area, which I appreciated. He explained as he went along and also went to every room in the home and outside for any other evidence of cracks. He was extremely thorough in his inspection and advised how to correct the issue. In addition he also gave tips regarding procedures for any renovations on the property which was extremely helpful. There was a fee for the inspection and an additional fee for a written report. I would definitely hire again if I have any issues."

"Mr. Karpen is a very knowledgeable Professional Engineer who answered all my questions and researched those things he did not readily have an answer for. My needs were very much geared towards structural and code questions about the property we were buying and Mr. Karpen did get satisfactory answers to all. We specifically needed a P.E. and not just someone with a Home Inspection certification and that is why we hired Mr. Karpen."

We are an engineer's engineer offering structural engineering and vehicle parking design services. Our experience illustrates an ability to provide simple, innovative solutions to unique conditions which separates us from cookbook designers. Instead of overly conservative designs that lead to inflated construction costs, we provide designs that satisfy economic, aesthetic, and performance requirements. \n\nThornton Engineering specializes in the structural design of prestress concrete and total prime design services of parking structures, but our record shows a broad range of building types and construction techniques in our designs. In keeping with our philosophy of innovation, we do not use generalized "canned" computer design programs written by other engineers. Rather, the responsibility we have to our clients has led to the development of our own design programs.

"I used Pantec during my home search, and Peter was a consummate professional from start to finish. I had him inspect 2 properties, and I thank him to this day from saving me from walking into a money pit on the first. He eventually helped me into a beautiful two-family home in Eastern Queens. He was consistently on time (early in fact), very thorough, and took the time to go through his entire report, item by item, to make sure that as a first-time homebuyer I was completely comfortable, and as knowledgeable as possible. I could not recommend him any more highly."

FAQs for engineer structural projects in College Point, NY

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
