"I am in the process of purchasing a home in Casa Grande. This appraiser is absolutely horrendous. I would not recommend you use this company as they do not know the law. Nor are they competent in their ability to appraise real estate. The first issue we have is the comps that DANIEL used. Subject: 4 bed 2 bath 2200sqft Comp 1: Sold: 310K Adjusted 298k - this is a pretty good comp. 4 bed 2 bath 2178 sqft comp 2: sold for 279.9k Adjusted to 281.5k - 3 bed 2 bath 1526 sqft comp 3: sold for 312 adjusted to 286.6k - 3 bed 2.5 bath 2547 sqft comp 4: sold for 195k adjusted to 240k - 3 bed 2 bath 1506 sqft (This house required total rehab of 50k i looked at it before making my offer on the current house so this is NOT A COMP) comp 5: sold for 385.5k adjusted to 354.5k 3 bed 2 bath 2179 sqft adjusted to 354.5k How did this moron come to the conclusion that the subject property was only worth 260k? He is also stating that the den which has doors and a closet isnt a 4th bedroom."
