"Although my family and I decided to stay within the family to have the work performed in our home, Lenny and Star Construction would have been the ideal source to have our home remodeled. His level and efficiency with communication is by far the best we have experienced. He is punctual, professional and beyond experienced. He provided photos of his work as well as complete and detailed information regarding our property and what could and could not be done. Star Construction is clearly a company that takes its customers very seriously. <br />"

"I originally found Matthew of Speath engineering on Craigslist. I researched his company online and could only find positive reviews. We are installing a new pool and deck in our backyard. We discovered that the elevation of our existing porch would interfere with our proposed work. My GC directed me to hire an engineer. This is how I located Matt. I called a half dozen other companies but was not receiving the response that I thought I should have. Matt and I spoke on the phone for about 20 minutes and we made an appointment for later that week. He gave me some options via email and prices. He visited the house in a timely fashion and took the measurements he needed. I was in a rush to get the drawings and he knew that. Within a couple of days he had mailed us the sealed drawings. We are very happy with his work and would refer him to anyone."

"<p>Of the three (3) estimates received, Carlos Sotolongo and the Combined Group's was in the middle.  It was a pleasure to work with both Carlos and his associates, who were prompt, attentive and responsive to our needs and requests.  After our initial meeting and with some suggestions and answers to our questions from Carlos, we provided a scope of the work we desired to have done and in less than a day, we received his estimate for the costs associated with the job.  (Materials and features we provided and had delivered to the job site).  </p> <br /> The demolition and removal work included: a sink and vanity, a large wall-mounted mirror and separate lighting fixture, toilet, floor tiles, wall tiles, shower doors, recessed medicine cabinet, lighting switches and entry/exit doors. Installations included recessed lighting fixtures and switches, patching, preparation and painting of the ceiling and walls, a two-piece toilet, floating vanity and medicine cabinets, privacy glass doors and their associated hardware, shower/tub doors, tub and shower faucets and tub refinishing. Even with the frenzy typically associated with the holidays and due to the age (40 yrs.) of our condominium structure, an unanticipated and unseen, deteriorated piping problem encountered, the job was still completed on time! <br />"

FAQs for engineer structural projects in Cutler Bay, FL

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
