Customers say: Quick response

"ESG Design was great to work with. I contacted them through Home Advisor for an impartial assessment of the cause of cracks in my ceiling, plus a few other issues. Eli, the engineer, did a thorough inspection and developed a solid plan for repairs. ESG also offered two levels of fees, which was extremely helpful for my budget. Thank you ESG for the service and peace of mind!"

"I used Triple V as the Project Engineer for a garage conversion to single family residence for my son’s family. Vic not only did the engineering for us, he also did the structural drawings we submitted to the county as part of our permit package. He delivered the plans promptly, and worked collaboratively with us to resolve issues we identified and revise the drawings accordingly. The county building department approved the plans and issued the permit. During the project construction Vic patiently responded to questions from us (we’re DIY’ers, not professional builders) and offered/provided certifications to revisions we jointly agreed to. Overall, Triple V provided what was promised at an outstanding value."

"Contacted ESGDesign. Explained that I needed a structural inspection of a house. Mr. Grassley promptly showed at the appointed time. After an interior and exterior inspection of the building, land and adjacent structures; answered to my satisfaction all my concerns and questions. A written report was subsequently forwarded to me. The report contained Mr. Grassley's findings and observations in greater detail then at our meeting. The report then addressed in great detail the options I had in remedying his finding with advantages and disadvantages of the various solutions."

"Tommy and his team constructed a beautiful rounded edge concrete retaining wall at my house. They did a GREAT job on the wall and the outcome was far better then I ever expected. I am thoroughly impressed and would recomment A1NW Partners to everyone. Reuben was the engineer/architect on the job and he answered every question I had and communicated with me throughout the project. Both he and Tommy made me feel at ease with the project and were very thoughtful and kind from start to finish. Again, I highly recommend this company."

"The garage of my house has had some kind of settlement over the past 30 years. Since I've only owned the house for 2 years, I can't tell what's causing the issue and how severe it is. I contacted about 4-5 companies and they came up with different solutions with estimates ranging from $2500 to $9000.  I couldn't decide which way to go and contacted Michael for second opinion. Since he charges for consulting and does not want to sell me anything or service, I was hoping that his opinion would be unbiased.   <br /> I left him a message on his phone on a  Monday and he responded on the same day. The inspection was scheduled on Thursday and he showed up within a half hour window to the scheduled time. The inspection was very thorough and he answered all my questions and solved all the suspicions, including ones related to the roof, load bearing beam, slab and drainage.  He seems to be very knowledgeable and right on the point.  He was also very professional, neither pushy nor indifferent.  Believe it or not, a couple companies that I interviewed seemed really indifferent. I felt that they didn't want to have my business and was not responsive at all. <br /> 4 days later, he produced a 2 paged thorough report on the inspection, including all the details on the house and the discussions we had. I was amazed at how much he remembered about all the details of the visit.  He provided me with all the information that I needed to make the right decision at this point and also suggested me to keep monitor to see if the settlement continues. <br /> I would not hesitate to hire him again, if I ever need consulting on structure related issue again... however I really hope that I won't need to. :-) <br />"

"Josh came out for an hour to talk through how moving the staircase might go. He was polite, professional, prompt. I paid him for an hour of his time ($125). I ended up using a different structural engineer because Josh was booked 13 weeks out and I wanted to get my permit more quickly than that. His overall quote for the work was around $1000, which seemed very reasonable to me. He was patient when answer all of my MANY questions. He was very understanding and polite when I told him I would be using a different engineer."

"I am so grateful to have had the privilege to work with Khalid now in behalf of several clients. He has decades of experience and I feel confident leaning on his expertise for my personal investments as well as referral source. I particularly appreciate his ability to simply communicate complex findings effectively but conversationally. Trust me, I work with many "experts" in my line of work consulting and representing clients in their Real Estate transactions and Khalid is the real deal. He provides peace of mind when questions of structural integrity arise. Thank you Khalid for always making yourself available to answer my questions and for taking such good care of customers!"

FAQs for engineer structural projects in Everett, WA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
