"We hired this company in the context of buying a home because the home inspector found some wall and foundation cracks. Overall, the service and the insights provided by structural engineer Mina were absolutely fantastic while the price was very reasonable in comparison to other quotes we obtained. Arranging a site visit and having an initial discussion about the problem on the phone was an easy and friendly experience. On site the engineer inspected the cracks and potential other structural issues very thoroughly, explained the underlying reasons in great detail and also provided advice and cost estimates on how to fix it. Luckily it turned out that the cracks do not represent significant structural damage and can be fixed fairly easily. This was a big relief for us and gave us the peace of mind we were looking for. Moreover, the engineer gave us lots of tips on how to keep the home in good shape going forward. Overall we highly recommend this company, Mina absolutely deserves the highest rating."

"I contacted three big-name companies to access a series of basement wall cracks. Two came and proposed differing actions. Neither solution, nor costs, appealed to me. I needed expert engineering guidance. Researched several candidates, and selected Mina Mikaeel. I informed him of relevant details about the house, and of my meeting with the basement people. He conducted a thorough assessment of the structure and the land grading. During that process, he advised me on the causes of the cracks and suggestions on how I can easily prevent more. He cited the pros and cons of Basement Repair companies, and then explained â with evidenceâ that my situation was not as serious as those folks led me to believe. Mr. Mikaeel then defined a corrective action plan: citing the necessary actions, the equipment needed, cuts to be made, the sequence, and specific materials for sealing. He also recommended qualified people, and offered to come back to assess their work. The work was completed. I have peace of mind (and a warranty on that work)! Hiring Mr. Mikaeel was the best decision, and investment, that I made on this project. He has my highest recommendation. Thank you, Mina."

"Very well! I was extremely pleased with the workmanship and the time it took to complete the job. Working with Duane and his men was a pleasant experience. He answered all my calls and texts within minutes (which is extremely rare with contractors). His prices were very fair and his office staff was great to work with. I was especially impressed with the workers. They showed up everyday 7:30 a.m. and worked through till 6:00 everyday until the job was done. They were hard working, friendly, courteous, and very knowledgeable and talented. You can’t ask for more than that."

"I hired Structural Engineering Services to inspect a wall that I wanted to remove between my kitchen and dining room.  I needed an engineer's report in order to pull a permit from my borough to provide proof that the wall is non-load bearing.  I was able to get an appointment in less than a week.  A. Paul showed up on time, was personable, professional, and got straight to work.  He was very thorough, taking almost an hour to inspect, measure, and document, with drawings and photos, the exposed joists and beams under the wall in the basement, the wall in question on the main floor, and the rooms above it on the third floor.  I received the detailed report on the day that he said I would.  I think it was one of the best "hired service" related experiences I've ever had. <br />"

FAQs for engineer structural projects in Exton, PA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
