"Having major remodel on lower level. Contractor tried to rope me into major work (and project delay) suggesting normal cracks on cinder block walls indicated a foundation issue. When I pushed back, he put project on hold stating I needed a structural engineer to certify. I called the first two people on home advisor locally and Omid got back to me in 2-3 min, was at my house within an hour and delivered a certified report within 3-4 hours. He listened to the situation and spoke with my contractor to hear his assessment before beginning his assessment measures. He directly pushed back on what contractor stated and provided simple solution for one crack that was more than hairline. Report was meticulous, he spoke with contractor directly, and saved this project. It was more affordable than what was suggested on average costs. While I couldn’t divorce from the unethical contractor mid project—I would have been stuck with no out without the work of Omid!"

"We had structural issues and didn’t know where to start. Jeffery is an excellent engineer for the job. He was very cordial, communicative and upfront with what he intended to do, the inspection was thorough and he did a few tests to make sure he was getting to the heart of our problem. He was able to scope the issue and give us a detailed breakdown of how to proceed during our consultation and a written report a week after. His rate is unbeatable and the most affordable in the game. Definitely highly recommend his service for any structural inspection."

"The specific representative was Keith Hull, Professional Engineer.  He was courteous, professional, and thorough and, to the point, provided an analysis which saved us a lot of money.  The written report included appropriate photographs, a description of the structure of the house (and of its integrity), and recommendations with regard to how to repair the foundation wall to prevent the intrusion of water in the future. <br />"

"JCabido did a full inspection and gave a ton of details before starting the work. They helped us find a structural engineer to judge what was vital or not to do. The quote for the work was very clear. The work they did on our house was very thorough and they did a great job. The finished job looks fantastic and the workers were polite and cleaned up every day. We did not have any inconveniences while they worked on our house and we are extremely pleased with the outcome. I would recommend them highly. The cost is a bit high but it was worth it for a job well done, professional communications and solid work."

"Our 40-year old home has developed several interior and exterior cracks over the years. I hired Design Depictions to understand their causes and make sure we do not have a structural (e.g. foundation) problem before addressing the cosmetic issues. Michael spent far more time than I expected discussing, reviewing, and analyzing these issues. One of the cracks formed in my daughter’s room shortly after we renovated the house in 2008. The architect and builder were not able to diagnose the issue on this non-weight-bearing wall, but Michael came up with an explanation very quickly based on the location of the wall relative to the joists. It’s so nice to have this mystery finally solved! Michael followed up the meeting with a detailed analysis describing the causes and remedies for the cracks he observed. I couldn’t be more pleased with Design Depictions. I will definitely recommend and use their services again."

FAQs for engineer structural projects in Glen Burnie, MD

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
