"Brandon and Cruz completed a number of small projects, including caulking a leaky roof vent and two leaky windows, installing a door threshold, repairing a ceiling drywall crack, and replacing an exterior wood handrail. All done with attention to detail and excellent results! They are professional, friendly, and diligent. I recommend these two and look forward to working with them again."

"Mark Gonzalez did a wonderful job on our daughter’s house. We called him and he came out and gave us a quote. Scheduling was an issue and we chose to wait for him to be available. We are glad we did. He did what he agreed to do and then some. An example is in order. The task was to repair sheetrock in several areas throughout the house. Those areas were enumerated and discussed. During the course of the job, he saw other areas that needed repair and fixed those too. He did not make a big deal of it. He just did it. He is also an artist. For example, we were supposed to provide the paint. He requested that he be allowed to get the paint which was great for us. He took samples and went to Sherwin Williams. When he got back with the matched paint, he was not satisfied (looked good to us). He took the paint back and had it redone. To us, it looked good the first time and perfect the second time. His rates are extremely reasonable and does a superb job. Scheduling may be an issue so we suggest to allow sufficient time for him to get to your project. You will be really glad you did."

"My experience with contractors is not so good, 1 reason being that I have no idea what really has be done. Mr Pineda walked me thru the entire house and explained everything to me perfectly. He told me that if I wanted to I could check with other painters to see if his price was fair. I later found out that it was more than fair. Mr. Pineda also provided me with a stack of papers which shows that he is licensed and insured, as well as tons of reference letters from previous jobs that he insisted I call. I was more then please and satisfied with his work. He was there on time every morning, the job was spectacular and he walked me thru the whole process answering any questions I had a long the way (most contractors hate having people around watching/looking at them).
I will definitely be giving him a call for my daughter in laws house. :)

"Arrived on time and installed 2 doors, adjusted a third. Front door, originally installed in 1977 had several challenges that were mitigated by the installer (without complaint I will add). Price was very reasonable for the work performed. I would recommend this company."

FAQs for carpentry framing installation projects in Kemah, TX

Professional contractors complete basement framing in three to five days, depending on the size and complexity of your space. Projects with simple, open layouts progress faster than those with multiple rooms and corners. DIY framers should expect the job to take significantly longer, potentially seven to 10 days or more, depending on experience level and available time. The timeline doesn't include other aspects of basement finishing like drywall installation, electrical work, or finishing touches, which extend the overall renovation schedule.

Most municipalities require building permits for basement framing projects. These permits cost between $1,200 and $2,000, ensuring your renovation meets local building codes for safety and structural integrity. Working without proper permits can result in penalties, forced removal of completed work, and complications when selling your home. Your local building department can provide specific information about permit requirements, inspection schedules, and any special considerations for basement renovations in your area.

For basement framing, use pressure-treated lumber for bottom plates (the horizontal boards that contact concrete floors) to prevent moisture damage and rot. Standard kiln-dried lumber is suitable for wall studs and top plates that don't directly contact concrete surfaces. The most common lumber dimension for basement wall framing is two-by-four, though some situations may call for two-by-six lumber to accommodate thicker insulation. Always check local building codes, as some jurisdictions have specific requirements for basement framing materials.

You can install drywall after framing is complete and inspected, but several important steps should happen first. Ensure any electrical, plumbing, or HVAC rough-ins are completed and inspected before closing up walls. Installing insulation between studs is highly recommended for temperature control and moisture management. Drywall installation adds an average of $3 to $4 per linear foot to your project, with painting costing an additional $2 to $6 per square foot. Address any moisture concerns before enclosing walls to prevent future damage and mold issues.
