"We bought our house in 2001 from Mark Lambert. We then contacted him again back in he middle of feb2018 and after a meeting with our objectives the house was put on the market within 1 week, we had 2 open houses and within the 1st week on the market we had multiple offers and were able to choose one within the first 2 weeks . The close was very rapid within 30 days. Mark also arranged for us to rent back to the new buyers for 90 days which went smoothly allowing us to schedule our move to another state after our kids school year ended. We are getting corporate relocation and Mark put us in touch immediately in March with a local real estate agent in the Phoenix area with long term real estate experience. She is excellent and we were able to buy a new house the same week we close in California. All went very well. Mark also recommended his own contractor to make house repairs and modifications requested by the new buyers. This was a great experience. I would recommend Mark to anyone looking to buy anywhere !"

Our company history provides you with four generations of construction experience.\n\nIt began in the early 1950’s when Guy La Rocque’s grandfather ran a successful steel and concrete company and, up until his un-timely death, Guy’s father owned and operated one of Southern California’s largest fence companies. Guy La Rocque acquired 100% ownership of La Rocque Bros Co. in 1979 and in 1981, changed the name to La Rocque Roofing.\n\nIn 1984 the family decided to incorporate the company, hence the name change to La Rocque Better Roofs, Inc.\n\nCurrently the company employs two generations of the La Rocque family with no intentions of stopping there. The reputation that we have built over the years is something we understand. It takes a great deal of effort and a daily dedication to our employees, clients, distributors, and manufacturers. We are constantly upgrading our company and looking toward the future. One of Guy’s philosophies is the only thing constant with our company is change. For him, this company is more than just a job, it is a hobby, a passion, and testimony of what was, what is and what will be. The La Rocque family considers themselves blessed and credits their success to God.\n\nColossians 3:23-24\n\nVisit Us online to request your free estimate: http://larocquebetterroofs.com/request-a-quote

"The home buying experience was made very simple by Matt. My wife and I were motivated buyers and Matt was as professional and responsive as we could have ever hoped. We were very intimidated with the entire process of buying a home before we found Matt. Thank you Matt."

"They were able to start earlier that originally scheduled. The workers were competent, punctual, and efficient as had the siding part of the job finished and all but the final coat on the stucco before Christmas. They returned after Christmas to finish the final stucco coat. When that had dried they finished the painting and cleaned up. I have worked with other contractors in the past and found this to be the most straight forward and professionally done project. I would certainly hire them again for future work."

"They were responsive to the inquiry and price competitive. The car was picked up in short order and arrived a couple of days later. I've been through this drill before and been unhappy, but these folks were very good!"

"Don't allow these people to work on your property, they are very unprofessional and will not do a good job. This company was hired to fix the roof on my property and they continuously postponed starting the project which pushed the job out 4 additional months. I believe they subcontract out all of the work so we would deal with a different person almost every time we spoke. Once the job was "completed" the roof leaked and caused damage in the living room and garage. It was found out that they didn't use the proper sealing and flashing on the roof. While we understood mistakes happen, we discussed with Luis and other staff that this set back caused more damage and problems. I was expecting them to uphold there end and at least fix the issues they caused and to my surprise they did not. We received minimal communication regarding the damage and they pointed to the section of the contract that indicates, they're not liable for damages they cause. I have been in contact with my legal team and compiling additional estimates for repair and damages, not to mention the emotional hardship this has placed on me and my family. AGAIN DONT RECOMEND THEM TO BUILD A DOG HOUSE OR OUT HOUSE OR EVEN A BARBIE DREAM HOUSE......SAVE YOUR MONEY"

FAQs for appraisal real estate service projects in La Mirada, CA

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
