"Mina is extremely knowledgeable, clear, patient, and upfront. I never hired a structural engineer before and was feeling intimidated by the process. Kiro Engineering understood my issues and home renovation desires and provided me several solutions to make sure the result was safe and properly executed. Through conversation it was clear that Kiro is equally at home dealing with a homeowner like myself as well as very high end extensive and commercial projects. I can’t recommend Kiro enough for any structural engineering projects."

"I contacted three big-name companies to access a series of basement wall cracks. Two came and proposed differing actions. Neither solution, nor costs, appealed to me. I needed expert engineering guidance. Researched several candidates, and selected Mina Mikaeel. I informed him of relevant details about the house, and of my meeting with the basement people. He conducted a thorough assessment of the structure and the land grading. During that process, he advised me on the causes of the cracks and suggestions on how I can easily prevent more. He cited the pros and cons of Basement Repair companies, and then explained â with evidenceâ that my situation was not as serious as those folks led me to believe. Mr. Mikaeel then defined a corrective action plan: citing the necessary actions, the equipment needed, cuts to be made, the sequence, and specific materials for sealing. He also recommended qualified people, and offered to come back to assess their work. The work was completed. I have peace of mind (and a warranty on that work)! Hiring Mr. Mikaeel was the best decision, and investment, that I made on this project. He has my highest recommendation. Thank you, Mina."

"Previous piering companies had tried and failed to solve our sinking foundation problem with undersized piers. After researching available options and getting quotes from a few companies, we chose Expert House Movers to excavate around our foundation, install custom made piers to support the weight of our house (full masonry, stone foundation, slate roof and terazzo floos) and spray a rubberized coating on the below ground portion of our foundation to stop future water penetrations in our stone foundation. They showed up promptly, performed the necessary work in a timely matter and were careful of the landscaping we wanted to keep. The job itself took longer than anticipated mostly due to additional work needed once the foundation was exposed (tuckpointing, new window wells, etc). There was minor damage to the sprinkler system and the water service line, but we were compensated for the damage by EHM. My only complaint was the amount of old drainage pipes and broken concrete that was left on site during the work and not removed until the end of the job. <br />"

"I just wanted to say thank you so much for all you did for my future in-laws.  They were very impressed how fast RestoreCore arrrived and how thorough Doug, Mike and Todd were.  To see the technicians in action, I must say I was very impressed myself how all three of the techs were so professional, patient and very understanding of their concerns.  My father-in-law was beside himself and didnt fully understand the process but the three techs explained it very well and eased his mind.  You have a permanent, impressed customer with them and myself! <br /> <br /> Thank you again fro the outstanding work Doug, Mike and Todd performed, it was greatly appreciated!"

"Very laborious job. Workers were very professional and hard working, completing the job in two days. Prior to jackhammering, they covered everything with plastic to keep the dust from covering basement contents. Cleanup was very good, and they explained the various steps of the process as they were being done. Was told that the work was guaranteed, and that if I ever had a problem, that they would address the problem at no charge. There was a follow up call from the office asking my assessment of the job. Waiting to see if the system works during the spring thaw. It"s been over a month with no water leakage in the basement."

FAQs for engineer structural projects in Lancaster, PA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
