"Called us immediately and came out to our project first thing in the morning. I told him that my wife was up worrying all night because there were lout popping noises in our roof and she wanted to move out to a hotel. He did a thorough inspection and explained what the noises were from and why they were common this time of year, especially in older homes. I tried to pay him but he refused, quite a gentleman, you do not find those kind of people around anymore. I would gladly hire these guys for ANY project I do in the future. Do not go anywhere else for a Structural Engineer...."

"Jessica is very profession in arranging a visit by one of their structural engineer to confirm a wall is non-load bearing. Edward came, observed and confirmed it. He also provided info what city may need for getting a permit for removing it. He is also very professional and very knowledgeable."

"They started off great, fast and professional. We had them create blue print plans from my design. I had to pay their full bill before they released final plans which was fine of course. However, my contractor and I ran into a problem on part of their design and engineering and that's when the service went to crap. The contractor and I have been trying to resolve the issue for more than two weeks little success, in fact just the runaround. The Engineer tells us he needs to talk to the architect; the architect says he'll talk to the engineer and nothing happens. That's gone on for two whole weeks. My project is a dead standstill for two weeks which is not acceptable. That's also screwed up the schedules of the contractor and their sub-contractors Therefore what would a bit of five star rating for these guys turned into a 1 to 2. I was very happy with the beginning of the process but once you pay them you can forget about any additional service if you have questions. On the plus side, they seem like nice people to work with, the plans were put together well, and their prices seemed reasonable. As noted above, their follow up service is completely lacking. I would gladly paid another designer more to get complete service that didn't leave me hanging for weeks on end. Today starts week 3 with no resolution."

FAQs for engineer structural projects in Mill Valley, CA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
