"I had used AFM years ago for an assessment of my homes sloping floors. I asks for a reassembly to determine if I now needed foundation work. I appreciate the professionalism showed by the Engineer. He was prompt, courteous and answered all of my questions. I believe that his fee was reasonable for the service offered. He explained what the issues were with my home. He offered different solutions for me. His staff was very helpful as well. If I ever need an Engineer this will be the company that I will call."

"We had 2-3 years of constant road work as a result of storm Sandy (gas line and water line replacement) and there was a crack that expanded over time in the living area on the second floor. We needed to know if it was structural or cosmetic. Anthony arrived on time and began to examine the crack as well as take measurements to determine any significant changes. He was familiar with the land issues in this area, which I appreciated. He explained as he went along and also went to every room in the home and outside for any other evidence of cracks. He was extremely thorough in his inspection and advised how to correct the issue. In addition he also gave tips regarding procedures for any renovations on the property which was extremely helpful. There was a fee for the inspection and an additional fee for a written report. I would definitely hire again if I have any issues."

"-All of the jobs with Gasper went extremely well. Let me start by saying that Gasper saved me a lot of money by questioning the design by the original engineer for a 3rd floor steel deck. It was designed to have steel posts rising almost 30 feet from footings set beside the house, and the deck was to be positioned on top of an existing roof. Gasper suggested that we use the existing roof as a deck instead of creating a steel structure to go on top of it. He said that by simply placing a steel railing around the existing roof and using a roof top tile it would be more than sufficient and would serve the purpose we were aiming for--creating private outdoor spaces for each of the three units. <br /> <br />  went back to the architect and engineer with this suggestion and they both agreed that this would work out just fine. This was a huge relief because it proved to be a significant reduction in cost. I knew that this was someone I could trust. He could have done the deck that was drawn up in the plans, and built it extremely well, but he decided to look out for my best interest. A rarity in this business. He told me "this is what I would do it if it were my house" and continued with his explanation of how to build the deck and railing.  <br /> <br />  -Steel I Beam install /  Cost approximately $12,000 <br /> Gasper came by and told me where we should build the temporary support walls in the basement prior to the day the job was to be done. With my carpenters, we constructed the walls. Gasper then came by again to inspect that they were sufficient before performing the install. He suggested that having the carpenters on site on the day the steel was to go in would be beneficial to the integrity of the building. (By having the carpenters cut the joists immediately before the steel was to go in the building would not have any time to sag and the steel would pick up the load immediately). His game plan was to bring the steel in through a basement window and set it on scaffolding below where it was to be set in the ceiling. Then the carpenters would cut the existing joists. And then the steel would be raised up into place and set within the front and back foundation walls with cement.  The carpenters would then finish their piece of the job by connecting the existing joists with joist hangers. <br /> <br /> The crew arrived promptly on the day of the install and was finished by 2pm.  I was shocked at how efficient they were.  A 28 foot piece of steel went through the window in one piece.  Pretty impressive. The only reason they were done at 2pm instead of 11:30am was because the carpenters were a bit slow making the cuts in the joists. Gasper's crew lifted the steel with ease, and cranked it up a bit removing a great deal of the deflection that existed on the first floor.  Gasper was on the job site the entire time, and was doing the work himself along with his crew. He made me feel at ease and did exactly what he said he was going to do. The job was completed in 6 hours. <br /> <br />  -Elevated steel deck  /  Cost Approximately $16,000 <br /> After reviewing the plans for the deck, Gasper suggested that we go with steel beams that were a bit larger than the engineers plan had called for. Being that this deck was going to be sitting above an existing wooden deck, and I wanted it to last for many, many years without the possibility of any deflection this seemed like a smart idea. The footings were dug.  Gasper came to inspect them, and we set a date to do the install. His crew showed up promptly, as always and they got to work. First, the posts were set upon the footings, and then the steel beams were set upon the posts.  They set the beams on  a slight slope away from the house. This way no water would collect on the deck. Gasper spent a lot of time making sure that this was correct before moving forward. The slant is not noticeable at all to the naked eye, just enough to assure that water will flow off the deck easily. Gasper then tied the steel beams into the side of the building. <br /> <br /> Then, the corrugated steel floor was laid upon the steel frame. Finally, they installed the steel railing around the perimeter. A nice touch that Gasper added to the railing was to place pre-drilled holes for screws within the railing so we could attach a nice piece of wood as a cap for the railing. It's something that he suggested and we thought was a great idea. Once again, this was a one day job. There were more moving parts so they were finished by around 4pm.  <br /> -Steel railing around perimeter of 3rd floor roof deck/install of one cellar door/install of two egress staircases from roof decks to alley <br /> <br />  Cost Approximately $5,000 <br /> Gasper came by and took measurements for all of the above. All items were fabricated in his shop.  He then brought to the job site and completed this in one day. The guys knew exactly what they had to do. They even worked around a mistake I had made in regards to where we placed an air conditioner condenser unit. I neglected to mention this to Gasper when he took the initial measurements. But when they came to do the job and we discussed it, they were able to adjust. It took more labor, but they fixed the stair placement and made it work. Gasper is someone I look forward to working with again on my next job. He took over the business from his father and has a tremendous amount of experience and insight into the nuances of building with steel."

"After hurricane sandy in 2012 a lot of people in Brooklyn and  Long Island got flooded a lot of home owners received flood damages or  lost their property due to Hurricane Sandy... I am living on Cony Island Seagate  area at that time I was home with my Family and how a remember the water came up to my house and flooded my basement and first floor of my house... I was very scared and desperate.... We basically lost everything at the first and basement floor... <br /> We have received some help from FEMA like every homeowner in that area  but the rest was huge loss from our pockets... <br /> We found structureline based on recommendations and we started to do renovation...Nicholas the General Manager helped us out to apply for a small loan so we could begin the  renovation...We needed to do a complete  house renovation .... <br /> They took off the walls  in the basement and 1st floor, they did mold disinfection, replaced all drywall's, wiring, boiler, windows, doors, siding etc.. <br /> They did remodeling on the master bathroom from the first floor and kitchen, they did a wonderful job...We love their new engineered Hardwood floor and the new design of the bathroom with the big bathtub and shower cabinet ... The price we spend ed was a little higher than we were   expected because we did some design work in the living room and Kitchen but for sure it worth it....If Someone will ask me for a recommendation for sure I will recommend Structureline because they helped me out at that time ....Thanks"

"I contacted Peter of Pantec Engineering regarding a couple of items. First, to review the structural integrity of my newly constructed Brooklyn condo recently purchased, which came back fine. The second was following a flood in my finished basement after a tropical storm in June 2021. Peter visited my property on a Saturday afternoon and conducted a thorough investigation of the plumbing in my condo including reviewing the building plans. He uncovered a major oversight on the how the plumbing was installed. Topline, the water from the roof was being exited by way of sump pump, which is a significant deviation to code. Peter followed up with a comprehensive and detailed report which I was able to take to my board to gain financial support to fix the problem. He made himself available throughout the process including phone calls, texts, and joining a board condo meeting. He offered consultative recommendations with a patient and professional demeanor. He even was able to recommend vendors to fix the problem after my condo’s management company failed to supply vendors willing to perform the work. The plumbing was fixed less than 24 hours before Ida hit NYC and I was able to prevent what would have been catastrophic damage to my property. I highly recommend Peter for a professional independent assessment that requires expertise of a structural engineer."

"We had to get approval from the city. Even though we said July, we had to start a year before that. I recommended to him to get on Angie?s List. The owners name is Fernando.  <br /> <br /> They are very good. We have quite a few not so happy experiences with other contractors. When Bright Construction came around I was like, "Wow". They were a highly rated on Angie's List. I would never have someone working at my home without a proper license. That is for the safety of not only the worker, but the homeowner. I would rather have things done right. We always make sure they have a license without any marks against it.  <br /> <br /> They showed up everyday. They did their work. They weren't playing the radio all day and weren't chattering to each other.  <br /> <br /> <br /> <br /> <br />"

"Louis is so thorough with his inspection that it is mind boggling. I got an Inspection for a roughly 20-year old clean, reasonably well built and maintained property. Nonetheless, Lous sent an extraordinarily detailed report highlighting every single big and small thing that could be fixed. The sellers belong to a family of builders and they custom built the property for themselves. Louis was able to find structural issues even in this scenario. Hats off to his expertise. The fee he charges is well deserved."

"We love, love, love our kitchen remodel!!!! The project went on schedule and within the financial expectations we had budgeted. Victor was extremely quick and resourceful in getting all the necessary paperwork and permits to get the projext started without delays. He was also forthright with all expenses so there were not any surprises. His partner Andrew was the project manager onsite that took care of the daily schedule, managed the crew and all details from start to finish. At times he was sending me photos of difference finishes, faucets and cabinet hardware to my phone to approve on the spot. He keep in the loop with every detail as much as I wanted to be involved or not. The project was completed within 5 days minus waiting for a back ordered appliance which I had selected. I would work with them again and recommend them to anyone looking to go forward with a kitchen remodel especially in Manhattan! Their professionalism, workmanship and punctuality made the whole process enjoyable! <br />"

FAQs for engineer structural projects in New-York, NY

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
