E & M Painters was begun by my parents Edward and Marian Brunson in 1973. In that time I am proud to say we have not had any dissatisfied customers. A large amount of our business is generated from previous customers happy with the longevity of the painting work we had provided them over our 39 years of service in southeastern Wisconsin. As the saying goes; “It’s all in the prep.” At E & M Painters, LLC we couldn’t agree more, but as always, were constantly looking for better products to use, as we firmly believe a painting company is only as good as the products they employ.This is true with brushes, paint, and especially primers, especially here in Wisconsin. A few years back, with the rise of several companies promising unrealistic warranties, and ‘never paint again’ paint systems, at E & M Painters, LLC we couldn’t help but wonder what these companies were using for products. We searched and searched, and eventually found that their magic bullet is the use of bonding primers. Bonding primers, IMHO, should/can be used in nearly every instance of paint failure. The common primers that are available are latex, oil, and shellac based. All three however, have drawbacks from coverage, to mil thickness, to stain blocking, to elasticity. E & M Painters, LLC firmly stands behind XIM Peel Bond for all of our jobs. Although it is double or triple the cost of most primers ordinary painters use, I was taught long ago that, in the big picture, “paint is cheap, labor isn’t.” The XIM product lines address all of the cons of the aforementioned primers with the following features: Mil Thickness- XIM can be applied up to 30 mil thick, without any sagging or ‘mud cracking’. This is important because it allows me to confidently promise my customers that, even with the most damaged surfaces, I can deliver a smoother finished surface than the next guy. Fast Drying- Peel bond dries quickly and can be top coated in 60 minutes or less. Weather Conditions- Providing the substrate is dry, XIM can be applied in extreme temperature and humidity conditions. Adhesion- XIM’s bonding primer is different from regular primers because it penetrates that substrate on a microscopic level to create a secure bond with any surface. Elasticity- Peel Bond’s latex base is nearly 300 times more elastomeric than regular primers. Cleanup- XIM is latex based, non toxic, and cleans up with soap and water. Stain Blocking- XIM’s thickness and penetration usually neutralize bleeding, tannin, and knothole stains, but in the event those still peek through, XIM makes an additive called XIM Bleedstop that addresses this. In short, our exterior projects live and die by this product, so unless your painter is using the exact same preparation, primer, as well as top of the line Benjamin Moore, Pittsburgh Paints or Glidden finish coats, the comparison is apples to acorns. A handyperson near you can take on the task of wallpaper removal. As a bonus, they can also take care of any needed wall repairs afterward and other odd jobs around the house. If you have high ceilings, ask whether they own ladders or scaffolding to do the job or will need to rent equipment.
You can determine your wall type through tactile and visual tests. Start by checking the surface by inserting a thumbtack, feeling the texture, tapping to listen for a hollow sound, and examining cut edges under outlet covers. Drywall feels soft with a hollow sound, while plaster is hard and solid. These checks are especially useful in older homes where plaster is more common.
In many cases, you can paint over wallpaper, although it’s a better idea to remove it altogether. Try steaming the paper first to see if it easily comes off. Painting over it may be a viable option if it’s stuck on and will only come off in pieces. Wash the walls first and prime them with an oil- or shellac-based primer for the best results.
Wallpaper installation costs between $800 and $4,000. The total price depends on the price per roll, room size, wallpaper material, and required repairs. More complex projects involving luxurious wallpaper brands like De Gournay, Calico, and Pierre Frey result in higher installation rates due to the extra work required.
After removing wallpaper, you can dispose of small amounts in your household trash. However, suppose you are removing wallpaper from your entire home. In that case, you’ll need to contact a waste removal service, rent a dumpster, or arrange a special pick-up with your municipality’s waste service. Wallpaper cannot be recycled, so it is important to keep it separate from the recycling stream to comply with local waste guidelines.
