"I contacted three big-name companies to access a series of basement wall cracks. Two came and proposed differing actions. Neither solution, nor costs, appealed to me. I needed expert engineering guidance. Researched several candidates, and selected Mina Mikaeel. I informed him of relevant details about the house, and of my meeting with the basement people. He conducted a thorough assessment of the structure and the land grading. During that process, he advised me on the causes of the cracks and suggestions on how I can easily prevent more. He cited the pros and cons of Basement Repair companies, and then explained â with evidenceâ that my situation was not as serious as those folks led me to believe. Mr. Mikaeel then defined a corrective action plan: citing the necessary actions, the equipment needed, cuts to be made, the sequence, and specific materials for sealing. He also recommended qualified people, and offered to come back to assess their work. The work was completed. I have peace of mind (and a warranty on that work)! Hiring Mr. Mikaeel was the best decision, and investment, that I made on this project. He has my highest recommendation. Thank you, Mina."

"We had an excellent experience working with Bellweather to renovate and update our 2 bathrooms a few years after they built our dream kitchen. They were always kind and respectful in our home, and their work is impeccable. It was a pleasure working with them both times. They were highly responsive to feedback to ensure we got exactly what we wanted. Count on regular communication and walk-throughs. If you’re able, you should definitely choose Bellweather."

"Access Basement Systems is entirely professional, prompt, friendly and provides intelligent solutions to difficult problems that "make sense" and work. We had a very difficult issue with water coming UP from the earth, rising from below into two basement casement windows and then pouring in at the base of the windows directly into the cellar. Numerous attempts over the last two years (not with Access Basement Systems) to re-grade the earth outside, and shore up the existing drainage systems around the house didn't work at all! For example when it rained about 3.5" over a 2 day period, we got over 60 gallons of water coming in. And it appeared to be coming in from some underground space... not from surface runoff. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> Then we called Access Basement Systems. Mike, the owner came over and provided a solution that simply "let" the water come in under the windows and was intercepted by PVC piping and run down to a well/pumping system that pumped it outside and into the existing gutter-drainage system. After a lot of trials to solve this issue, this one worked great! The pumping system includes a marine battery for backup pumping in case the AC fails. And a trickle charger keeps the batteries charged up all the time. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> Mike was very personable, as was his Son Mike Jr. This is a family run business and Mike started it recently because he did not like the "Corporate, Large Company" ways of doing business. He's been in the "water solution" business for 22 years (I think he said...) and knows his stuff. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> The price seemed reasonable for all the work they did (2 full days with three people all that time, and two "systems" installed, including a lot of jackhammering and digging into solid rock to provide spaces for the water containers. Plus hiding PVC piping under the floor and re-cementing the floor beautifully so it blends perfectly into the existing cellar floor. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> I could go on and on... but you get the idea. You can't go wrong with this company. I got wind of them through Angie's List, and called them up after reading the reviews on this site. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />"

"The inspection went incredibly well. My cantankerous husband (whose account this is) was thoroughly impressed! The inspection was SO thorough, easy to read, prompt and professional! Unfortunately, he will be unable to do our current inspection for another house that we found, and I am having a nervous breakdown! I HIGHLY recommend scheduling with AHI. You will know what you are getting into, and possibly save $75,000 like we did!! <br />"

"Mark Grimadli received the report from FEI construction and followed through in a superior way and did complete what the report stated must be done.  His crew was large and professional and no fooling around.  Just fabulous.  And I had two other structural engineers over the years that I have lived in this house, and both pale in comparison to Jor Graci.  I can't believe that I finally connected with a Structural Engineer and Contractor who were above board, did superior work and did not rip me off; <br />"

"They have to come back and finish some work. They still have an open item to fix. Their options to quality and aesthetics are what stand out the most. So quality, workmanship, warranty and aesthetics; making sure that the roof is done not only accurately but also aesthetically. There was some digital flashing that matches the roof that comes up over, as far as the options that they offer. Most importantly was the warranty commitment. Some of the other contracts that I reached out to were only offering a year, Colonial offered a 5 year warranty and labor. So to offer something like that, they are guaranteeing their work. I had multiple contractors come through, so I knew what the range was, as far as price."

FAQs for engineer structural projects in Parkesburg, PA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
