"Adam promised a quick turn around on the appraisal that he initiated on September 20 by visiting the home to be appraised and picking up payment of $250. He stated to the owner that he hoped to get it to me by September 22. I needed it by September 28. In my inquiry of September 27, he said that he would finish it that day. It is October 1 and I have yet to hear from him.."

"As first time home buyers, we came to Brian on good recommendation from a close friend with the expressed desire to find a place to call our own.
At our first meeting with Brian we were up front: we were (fairly) clueless! Wasting no time, Brian gave us a home buying 101 course that went over the process he takes with clients, what would be expected of us, things to consider when shopping around for financing, and did a basic Q/A session about what kind of home we think we'd be looking for. Our homework was to come up with a list of musts, wants, and maybe so's.  Brian helped us think about things we might not have considered left to our own devices. Specific questions about location requirements, parking, heating/cooling, storage space. He helped us narrow down our neighborhoods and suggested places we didn't even know were so up and coming. After our next session, after many hearty laughs, and several more direct answers to our (what we thought were) naive questions, my partner and I happily agreed that we were 100% committed to using Brian as our agent, and boy are we glad we did.
Once we had a list of housing requirements, we got to searching. We are techy people, and we communicated extensively with Brian not just in person, but also via text and email - he always made himself available to chat with us or drop us a note during business hours, in his free time, in the evenings, and even between clients (Brian has a wonderful no-distraction policy while working directly with a client, an amenity we greatly appreciated during our 1:1 time with him). He asked us what kind of frequency we'd like to receive notifications for new homes that met our general criteria, and followed up with us on a weekly basis to ensure our needs were being met. As our needs for a home evolved and changed over time (he learned fast that because of our naiveté , this happened a lot lol), Brian quickly pivoted our search criteria and widened or narrowed our net, as needed. He made us feel confident that learning as you go was part of the process, and we felt great once we got a feel for the options in the city. We undershot and overshot our expectations for a new home, and Brian really helped us find the  'sweet spot'
When we were interested in a home Brian had a pretty standard formula for showing. This consistency allowed us to make comparisons between homes very easily, and he always provided us with summary materials of each of the properties for our records. He'd walk us through each home step by step, pointing out positives and negatives to every room, feature, level, appliance, material, location, and layout. Brian also always evaluated the structure of the property, and taught us ways that contractors hide shoddy workmanship or try to get people to overlook deficiencies in construction, electrical systems, foundations, and landscaping. During these visits he stressed that he was merely there to provided data and answer questions, all of the decisions were ours to make. His extensive knowledge of building code, general contracting, future home improvements, landscaping, and home value appreciation helped us get a vision for what our home would look like once it came into focus.
I want to make it very clear, and I can't stress this enough, that Brian was not out to get us into 'any' home, he was out to get us into the perfect home that met our needs and our budget. We never, and I mean, never, felt pressured or unsure or worried that Brian was just out to make a sale. I can't tell you how much that made us feel relaxed and happy to search with him.
When we found a place we were interested in, at the peak of the busy housing season, Brian really shined (as if he wasn't shining already!) during the home inspection and closing process. Brian was our liaison to the seller, the home inspectors, gave us checklists and prep for meeting with our mortgage bankers, negotiated our price and conditions for our buyers contract, followed up with the contractors performing the necessary fixes, and got us into our new place ahead of schedule and within the perfect timeframe to allow our previous lease to end and our new mortgage to begin. With so many decisions to make, so much paperwork to fill out, and so much money at stake for us, Brian was professional, responsive, and fun every step of the way.
Above all the service Brian provided, he is just an all-around great person to spend time with. He's funny, intelligent, professional, punctual, and sacrifices so much of his own time for the satisfaction of his clients. He's an active member of his community, pursues his hobbies, all while making time for his family. Brian has made lifelong customers out of us (for our next great home adventure some day!) and I would recommend him with the highest regards to anyone I know or love.

"I needed an appraisal of my property to assess value for my divorce proceedings. I called a few appraisers and decided to go with Craig Gehm Appraisals, as they were professional, able to work within my time frame and kindly answered all of my questions. On the day of my appointment, Craig was punctual and did a thorough walk through of my property. I didnâ t expect to receive my report for at least a week, however Craig sent the full report to me within 24 hours! The appraisal was just what I needed to help me through the process of equitable distribution in my divorce. I would highly recommend Craig Gehm Appraisals for any of your appraisal needs."

"Jay was wonderful! We worked with him for a few months searching for homes in the city of Pittsburgh and purchased a home with him in November. He was recommended by a friend. We loved Jay - he was very professional, was fun to work with, gave great advice, and was patient with the process that involved a lot of back and forth. I would definitely recommend him to anyone looking for a great real estate agent."

"See above.  Other than being misled by the offer, ie-not realizing that the reason for the appraisal was to obtain a mortgage only, I have no way to rate this service.  Please note, we did not use this service and have nothing negative or positive to say about this company.  Angie's List ought to have an Overall Rating for NA, like they do for the specifics.

FAQs for appraisal real estate service projects in Pittsburgh, PA

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
