"After calling StructuralMD and confirming that this service was what we needed, an appointment was quickly set up and George (Chief Engineer) showed up on time. He closely inspected the area in question and provided a great deal of detail regarding his findings. George answered every question we had and spent whatever time required to provide additional guidance, suggestions and tips. His inspection confirmed that there were no structural issues, and helped us prepare to hire a contractor to complete the (non-structural) work that we originally sought. He also urged us to contact him again to ask any other questions that might have. A professional outfit with excellent customer service!"

"Mina is extremely knowledgeable, clear, patient, and upfront. I never hired a structural engineer before and was feeling intimidated by the process. Kiro Engineering understood my issues and home renovation desires and provided me several solutions to make sure the result was safe and properly executed. Through conversation it was clear that Kiro is equally at home dealing with a homeowner like myself as well as very high end extensive and commercial projects. I can’t recommend Kiro enough for any structural engineering projects."

"I contacted three big-name companies to access a series of basement wall cracks. Two came and proposed differing actions. Neither solution, nor costs, appealed to me. I needed expert engineering guidance. Researched several candidates, and selected Mina Mikaeel. I informed him of relevant details about the house, and of my meeting with the basement people. He conducted a thorough assessment of the structure and the land grading. During that process, he advised me on the causes of the cracks and suggestions on how I can easily prevent more. He cited the pros and cons of Basement Repair companies, and then explained â with evidenceâ that my situation was not as serious as those folks led me to believe. Mr. Mikaeel then defined a corrective action plan: citing the necessary actions, the equipment needed, cuts to be made, the sequence, and specific materials for sealing. He also recommended qualified people, and offered to come back to assess their work. The work was completed. I have peace of mind (and a warranty on that work)! Hiring Mr. Mikaeel was the best decision, and investment, that I made on this project. He has my highest recommendation. Thank you, Mina."

"His crew was on time, prepped our lawn area, explained the steps and how long the job would take. Not only we’re they quick, but they cleaned up our entire front & backyard. Other than the dumpster in the street you would never know our entire roof was ripped off hours before. I definitely would recommend Duane & his crew for your next roofing job!!!"

"Mr. Cowan answered my call when I needed help, I had called someone else because I had forgotten I had used Mr. Cowan's services before. The person never called me back. Mr. Cowan had his men at my house before he said he could do the job and they even mended up a few bricks on the side that were in need of some TLC. They cleaned up and I didn't have to worry about the mess from the old bricks at all. It was a big load off my mind. If I need Mr. Cowan again for any mason work, I won't forget him next time."

"<p>Brian came and looked over the job we wanted done. He gave us a reasonable price; set an approximate date, called and affirmed the date. He and his crew came<strong> on time</strong> and finished<strong> on time</strong> doing just <strong>what they promised to do</strong>. We are very happy and have absolutely no complaints. "Previous piering companies had tried and failed to solve our sinking foundation problem with undersized piers. After researching available options and getting quotes from a few companies, we chose Expert House Movers to excavate around our foundation, install custom made piers to support the weight of our house (full masonry, stone foundation, slate roof and terazzo floos) and spray a rubberized coating on the below ground portion of our foundation to stop future water penetrations in our stone foundation. They showed up promptly, performed the necessary work in a timely matter and were careful of the landscaping we wanted to keep. The job itself took longer than anticipated mostly due to additional work needed once the foundation was exposed (tuckpointing, new window wells, etc). There was minor damage to the sprinkler system and the water service line, but we were compensated for the damage by EHM. My only complaint was the amount of old drainage pipes and broken concrete that was left on site during the work and not removed until the end of the job. <br />"

"I'm in the process of purchasing a fixer-upper, and I wanted a structural engineer to confirm that there were no major issues present before closing. After reading through Angie's List and shopping around for the best price on a basic consultation, these guys were the best priced of the lot, by far. Incredibly responsive, smart, punctual, and helpful, they were quite patient when given the runaround on the lockbox code, and did a fantastic and thorough visual inspection once they entered the premises. I can't say enough good things about this company, and this area gem truly deserves the highest praise! <br />"

FAQs for engineer structural projects in Pleasantville, NJ

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
