"The specific representative was Keith Hull, Professional Engineer.  He was courteous, professional, and thorough and, to the point, provided an analysis which saved us a lot of money.  The written report included appropriate photographs, a description of the structure of the house (and of its integrity), and recommendations with regard to how to repair the foundation wall to prevent the intrusion of water in the future. <br />"

"This team arrived for work in the morning, and was complete by lunch. Outside wall repairs on MidCentury Modern, and full assessment to bring house up to modern seismic codes. Great feedback to close out, plus a solid warranty. These folks specialize in crawl space homes and keeping them solid."

"Price was right and quality was great. Easy to work with. Took a little longer than anticipated due to weather, but that is what happens some times. All of the workers who did the different jobs were plesent and professional. Very happy with the job. Plan to have him remodel my kitchen. Was concerned that the stucco replaced in would not match exactly, but I can't tell where the old door was."

"Russell Progue spent an incredible amount of time with me on the phone regarding a crack in a sim wall (I sent photos of the crack). He explained the purpose of the sim wall (the house is on a raised foundation) and his opinion as to whether or not it was a structural issue. He was very informative, patient, and honest! He easily could have charged my clients hundreds of dollars for a formal inspection. Instead, he provided his opinion, advised his fees for a formal inspection and repair, and left it up to my buyers to decide how they wanted to proceed. He even offered to talk with my buyers about the crack, free of charge! As a realtor, I am always looking for professional and honest contractors. Acuterra (especially Mr. Progue) has earned my trust and I will call them again when the opportunity arises."

"He returned phone call timely and was early for our initial appointment.  We met a 2nd time to give him plans bc he does not have email even though he has an email address on his card. <br /> He was very late because he was waiting at the wrong location, but was likely early at the other location. <br /> He is old school and does not use a GPS, but not a big deal. <br /> He said he does use email but lent his computer to his niece. <br /> He said over the phone he does all is own work and even though he is on the older side, I believe he does most of it. <br /> However, I was very disappointed because I thought that he would come in under other companies that used estimators and hired subs. <br /> Instead, he was substantially over.  e.g. Highest bids were $23k and he was $29k+. <br /> When I brought this to his attention he very quickly came down to $25k. <br /> I was really disappointed because it was such a time waster for me to met up with him twice. <br /> I originally hired someone for $20k to do the project and that included demo of the original structure and to rebuild to code for 8'x20' area. <br /> That person did the demo and completed foundation inspection and poured concrete and just started to put up some walls. <br /> The guy had a situation beyond his control and could not complete the work. <br /> So I excepted the bids to be less that $20k since a substantial part of the job was done. <br /> Also, he wanted a 5k deposit.  CA law is that they can only as for max $1k for <br /> initial deposit.  In addition when I did not want to go with him he <br /> wanted his estimate back, I guess so there was no evidence that he was <br /> asking for 5k down.  I got to see one of his jobs he complete in a house <br /> that was for sale.  I did not check with owners to verify that he did <br /> the work, but it looked okay.  You could see the seems on the ceiling of <br /> the sheet rock in garage, but the rest of the work look very good, <br /> assuming he actually did it. <br /> P.S. I also asked him about the two F <br /> reviews about him not showing up, because he had so many good reviews <br /> and he said he was away on vacation but the two reviews were far apart and he already talked to them so he should have said he was gong away if that was the case.  It all just does not add up."

"II think we were over charged for the amount of work that they did, Overall the job came out beautiful!   But they had to come back 3 times for misc. things to fix . The kitchen sink leaked after installation also my granite counter top edges  were dull and not a shiny as they should had been. So that had to come out and rebuff and seal the counter tops . <br />"

FAQs for engineer structural projects in San Diego, CA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
