Small jobs welcome

"We planned to have a large Murphy bed unit installed in a second story bedroom and we wanted to know if our current floor joists and beam could handle the extra weight. Josh did a very thorough investigation and analysis, keeping us in the loop throughout the process. We found him to be very knowledgeable and quick to respond to any questions we had along the way."

"I've worked with Donnie on several properties to evaluate structural issues, he's always been very professional and thorough with his inspections and identification of structural issues. Recently I had him perform a structural repair on one of my properties that had a tight deadline due to insurance and he got it done without an issue. I would recommend Donnie and Upstate Structural Repair for any structural repairs or consultation!"

"We contracted with Precision Carpentry & Plumbing for two remodeling tasks. First, they added a tile back backsplash over our granite kitchen counters. The work was done quickly and very professionally. We are delighted. They also helped with remodeling of our master bath. The vanity top was replaced with a new granite one and they remodeled our shower so that it was tiled and had a glass door. The tile work also included adding two niches in the shower wall. The work commenced shortly before the onset of the Coronavirus situation, but we were able to continue even after everything was closed. We were able to practice social distancing and were very comfortable. All of the crew were very competent, easy to work with, did excellent work, and were respectful of our premises. I would hire them for other work and recommend them."

"We bought a building that was going to be demolished in the Page extension/ Hwy 364 route.  We owned property adjacent to the building and had Expert House Movers move the structure approximately 1000 foot across a roadway and onto a new foundation.  I was amazed that they were able to do it without any of the brick fascade cracking/crumbling.  Before the building was lifted and moved, we inspected the interior of the building and took a black marker to areas of interior drywall cracking. After having them lift and move the building, there were no new cracks and the existing cracks were unchanged.  I couldn't believe it.  I would highly recommend them.  It's unbelievable to see the buildings and structures they have moved. <br />"

"They came out recently and it is still on-going. They are doing yard work. They are doing architectural stuff around the trees. He is an expert in his field. We are doing some structural engineering work also. He is working for me by the day. I pay him as we go along. This has been on-going work for 5 weeks. I have paid him over 5000 dollars for his work so far. He is very good. He is punctual. I will continue to use him."

FAQs for engineer structural projects in Spartanburg, SC

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
