"I am a repeat customer, so I knew the carpenter, Joe, coming in. I started by using their design contractor. I gave her the colors and ideas (beach theme, ceramic wood-look floor tiles), and she pulled the rest together. Invaluable because I can't trust my own taste. They removed a square shower in the corner and a set of shelves next to it, and glassed in that end of the room for a full shower. We put tile down along the whole room, with a recessed shower pan, and a linear drain against the wall. Joe built-in medicine cabinets, and trim all around the room, per my design pictures. The subs included a glass door guy, the plumber, the tiler, painter, and the countertop slab tiler. We also had some work done in our hallway. They removed the single boob light from the middle, and installed two recessed lights on either end, along with putting two switch boxes on either end of the hallway. Joe built a floor to ceiling cabinet in a 13” dead space at the end of the hallway, which included a laundry hamper on tracks, cubbies, and shelves. And then on a whim, I asked to have our old hallway linen cupboard doors replaced to match the new ones. We had two leaks during and after, but one reason I would use them again, is how they handled both times. One was a leak from the plug on the toilet supply. We found it on a Saturday morning, and I ended up waking up our carpenter with my text. He came out and figured it out and fixed it by 1. The other one was after everything was done and cleaned up, and we had paid for everything. The basement bathroom ceiling, fan, and wall below the master was wet one day, and we realized a joint in the pipe from the master toilet to the stack was slowly dripping between the two rooms. I texted Joe again, and he referred me to our GC, who came out with a plumber and fixed it. They had to make a hole in the downstairs drywall, so he has been coming back regularly to put three layers of mud on the new drywall. I was so sure that they would regretfully find that it wasn't their fault and we would have to deal with the cost and bother of finding a plumber and carpenter. Start to finish, it took about four months, but three weeks of that was the initial tile order, and another three for an incorrect tile order."

"As the GC for my own full home renovation, I was looking for a turn-key company that I could outsource and trust to handle the exterior work for my house (new house wrap, siding, and window/door installation). I was really optimistic about this company because they were a Hardie-certified installer. I hired them to install about 30 top-of-the-line Andersen windows, several exterior doors, and install all new Hardie siding and trim. Unfortunately things went south on day 1 and continued to spiral out of control. In a nutshell, I had three different project managers assigned to me throughout the project, and neither of them came on site once the project started (until the very end, and the last project manager was awesome... kuddos to him!). The first crew that came on board were subcontractors, not Evergreen employees. When they started to install my windows, I knew immediately that they did not know how to properly flash a window sill (they had gaps in the Vycor flashing, didn't wrap the sill properly, etc. etc.). I called this to the PM's attention but nothing was done. The crew installed all windows in one day, not properly flashed. Crew was retrained and came back to "fix" them, but still didn't properly flash them. Meanwhile, they were taping the seams on our house wrap in the rain, when the house wrap was wet, so nothing stuck and had to be redone. Fortunately this crew was let go and I was told they were going to bring their "in-house" crew to finish. The next crew was awesome and they ended up removing all windows and reinstalling them. In total, each window was installed three times! As a result, some of the nail flanges and seals were broken. I called this out to the PM and owner of the company but did not get a response. From this point on, the crew that stayed on did a good job and was pleasant to work with (but I found out they were also subcontractors, not "in-house" employees as I was told up front). The delivery of a few windows and doors were delayed by about three months, which was my responsibility. I told all project managers about this upfront, including the first project manager before the project started. He said it was okay and that we could start the project and hold back a specific percentage amount of the project payment until they arrived so they could return to complete it at a later time. He and I agreed and the project moved forward. When the owner of the company, Jon Jordan, found out about the window/door delays, he was irate. His brother/GM and PM (who were both very polite and professional) called me and tried to negotiate a higher partial payment percentage rate which was absolutely frustrating to me. I explained to them that I had suffered for months through the project with extreme errors and redos, which caused mental angst, and that we had already agreed on a percentage on day one. Nonetheless, I was willing to increase the partial payment a little bit just to wrap things up. The owner followed up that evening by texting me in an aggressive, threatening tone. He said my only options were to allow them to finish the project immediately (which was impossible because we didn't have the remaining windows or doors), or pay them in full immediately and they would return after the doors/windows arrived a few months later. Otherwise he would sue me and put a lien on my home. He and I hadn't even spoken prior to that, and it was shocking to get such an aggressive text from a guy who never even heard my side of the story… I proposed to the owner that we cease the contract immediately, and that I would pay them for all work completed at that point. We agreed on how much work was remaining, and removed that amount from the contract price. We cancelled the contract, he had his remaining materials picked up and that was that. Again, I was hopeful for this company and wanted to have a great experience, but due to the poor project management experience, inexperienced subcontractors who caused damage and significant delays, and a sue-happy, angry owner who lacked professionalism and compassion, I could never re-consider hiring, let alone recommend, this company for any type of contracting work."

"Modernized Exteriors did a fantastic job with my deck reconstruction, gazebo rebuild, and installation of deck lighting! I selected M.E. from four contractors whom I had contacted. M.E. did two things right in that process. First, they did a phone consultation in order to give a ballpark estimate for my deck. They wanted to do a phone consult before coming out, because potential customers may drop their idea once they hear how expensive a project is going to be. M.E. does not send salespeople out to give estimates; the owners come out themselves. They were guarding their time, and I was impressed by that. The second thing they did right in the bid process was they were the only contractor to show me photos of their previous work. There are some outstanding examples that you can see on their website. I accepted M.E.’s bid, paid a 1/3 deposit, and given a schedule estimate for 6 to 8 weeks. Because of snowy weather in the Seattle area in late December/early January, my project did not actually begin until 10 weeks after my deposit. My project took about two weeks. Homes here in the Wallingford neighborhood of Seattle are a tight fit – as I put it – and I was a bit impacted by the need for a dumpster in my driveway (for old deck removal – my garage was inaccessible), and the need for a porta-potty for the crew on my curb strip. The inconveniences were well worth it, as my new deck looks spectacular! I only gave Modernized Exteriors four stars because I wanted you to read this review. As my project was underway, the crew was identifying additional work items that they deemed necessary in order to do the project correctly. For example, my old deck had a platform for my hot tub, and a wooden gazebo to cover it. We determined due to deterioration of the hot tub platform that the hot tub needed to be moved, and the platform rebuilt. This was an unforeseen need. As well, a considerable amount of soil and debris underneath the old deck needed to be removed, and the undergirding frame rebuilt. Perhaps naively, I was verbally assenting to these additional work items without inquiring about additional cost. Neither was this information volunteered by the contractor. The upshot is that my project went nearly 28% over the original estimate. By my opinion, exceeding a bid is a problem for one bit reason: The situation becomes indistinguishable from a contractor that deliberately low-balls an estimate in order to win business. I do not believe that went on here, because I could see that the additional work items were not foreseeable when the project was bid. All told, I would have agreed to the additional work even if the original bid had been updated. I value a job done right, and I have every expectation that my deck will last, and be beautiful for decades. The reader will have to decide whether the amount of surprise billing at the conclusion of the project was more the contractor’s fault for not updating the estimate, or mine for not asking about it. Congrats again to Modernized Exteriors for a job well done, and I do definitely recommend their services!"
