"Our experience working with Tracy Simpson unfortunately fell short of expectations. We proactively requested a home appraisal to guide our pricing strategy for relisting, but the final report was delivered five days later than agreed upon, and only after multiple follow-ups. The comparable properties used in the valuation raised concerns. One was a past sale from 2024 (when several 2025 options were available), and another was a pending listing with known issues, as disclosed by its agent, and at a much smaller size. When we asked for clarification on why these properties were selected over more relevant recent sales included in our realtor?s CMA, the explanation focused more on why our home didn?t match one specific sale rather than justifying the chosen comparables - which differed significantly in age, upgrades, and size. We requested time to discuss and it was ignored. "
