"I used Foundation One to lift my drive way in my recently purchased house. It had sunken enough that I was unable to pull into the garage. Josh and his partner came out for two days and lifted the concrete of the driveway, the sidewalk, and the porch and now it looks great. It was a good price too. I would recommend them in the future."

"Arrived on time. Work quote was fair and in market average pricing. Repair Tech was very professional. Cleaned up mess afterwards. After months of hard rain, no more water penetration into basement through settling cracks. I would definitely use them again."

"We had just purchased an old home & it needed some plumbing work. we had Anthony R & Adam come out to look things over & give an estimate. They were great! It ended up being a bigger project than I was aware of in the beginning but they were very patient with me & have become like family to us. They did great work & cleaned up after themselves. I will definitely have them back for any future plumbing issues."

A different service provider had run a camera line through our sewer line showing a partial blockage and also showing that a large section of the cast iron pipe had rotted out (wasn't there any more).

That provider offered to replace the line the traditional way by jackhammering out a trench the length of the basement and digging out the existing line.

Surely,  there was a better way.    Internet research told me that it was possible to do this repair without digging up the floor.   However,  it wasn't until I contacted the manufacturer of the equipment used for the process that I was able to locate a local service provider.

The folks "at the factory" told me to contact Chris Sandmoen at Benjamin Franklin Plumbing in Kansas City.   I placed the call immediately and it was smooth sailing from then on.    Chris came out and verified that they could do the job with minimal disruption to my basement or the stuff we have stored in it.   The price was about the same as the traditional method and it could be done quickly.    Sounded too good to be true, so we agreed to the job.

On the agreed date,  Chris and Tommy came out and started the process.    First,  they ran a camera through the line, verifying the conditions detected by the first provider.   They rigged up a hook and using the camera and hook,  fished out the foreign object that caused all of the trouble.   Then they spent the rest of day one thoroughly cleaning out the line.   On day two,  they installed a new liner inside the existing pipe.    Most of the time involved is arrangement of equipment, and materials.   The actual installation takes place in just a few seconds.    Then after a few hours of curing,  there is a new smooth walled plastic pipe inside the old line.   The new liner even covered the parts where the existing pipe had rotted away.   In our case,  installation of the new pipe closed off the connections where lateral pipes met the main line.   After the new liner had cured (hardened),  Chris and Tommy had to run cutters to reinstate the openings to the lateral lines.   Again,  this process took more time than the actual installation of the new liner itself.

The job ended up being slightly more difficult than planned,  so the total elapsed time was two and a half days rather than two days.    And there was NO digging and NO jackhammering and NO concrete dust.   We were without use of "the facilities" for only a couple of hours twice during the whole period.

While they were here,  I had Chris take out a rotted floor drain.   That did require cutting the floor,  but Chris made the cuts using an electric wet saw which did not cause any cement dust.   I was impressed at how well that worked out.

Am I happy?   You bet I am.    What I first feared would be a job from H*** turned out to be a minor inconvenience.    I thought the cost was reasonable and the people involved (including Kathy in the office) were just great to work with.

"The repair went well. I had the classic front stoop with a portico on top that was supported by foundation wings instead of a wall so the stoop pulled away from the house. The wings are not strong enough to support that much weight. In my opinion, the builder should have installed full foundation walls under the porch to support the porch, steps and attached sidewalk properly. The pulling away of the stoop was actually a drop or lever inside the wall resulting in a half moon crack in the basement wall that surrounded the outside steps. Pro Foundation piered the steps, in 5 degree weather which was impressive, and sealed the cracks inside the basement wall. Another company wanted to install 5 piers inside the basement to straighten it up but I chose not to due to cost, the visual aspect of having support beams and time."

Small jobs welcome

"I landed upon Crackology at the right time and I was very thankful for it. I had been working with a previous concrete company for wellnover 6 months. Not only did this company consume a lot of my time, money was wasted and the job was left incomplete. I was left trying to figure out how my excavation and foundation was going to to be completed before the winter kicked in placing my unfinished basement at risk of shifting and potentially more costs! They also offered financing as an option even though I did not need it. Crackology was able to not only fix what the previous concrete company left incomplete but gave an expected time of completion with a breakdown of expected costs. Very thorough with assessing what I desired for my basement (excavation, new beams, waterproof barrier), they did not leave me wondering when the job would be complete, and most importantly, kept me in the loop alongside each step of completion. I highly recommend them if you need concrete work and foundation work completed."

"The bid process went well, Shawn was professional and explained the entire process.  He had some good ideas for improvement which we accepted,  such as expanding the shower.  We accepted his bid over two others.

Shawn told us he was a third generation tile guy, and it showed.  His tile work on the bathroom , shower and floor was excellent.  Shawn did a great job steering us through some potential pitfalls.  For example, the decorator had a pattern for the bathroom floor and when Shawn laid it out, he stopped and called me at  work.  He didn't like it.  He laid it so I could see it that evening, and he was right, the decorator's pattern didn't fit the room.  So he changed it and it looks great, he was absolutely correct.  Also he really helped us get a nice pattern on the back splash over the granite in the kitchen, which we were struggling with.    He had nice ideas for kitchen lighting and many other touches.  Such as he directed us to on-line websites for fixture ordering and one day I was having difficulty with selecting product, he intervened and assisted me in getting the correct items.

There were many little things also he did to help us, for instance our hand rail up stairs was loose... he noticed it and fixed it.  One screw and he was done,  it would have taken me the entire weekend ti fix.....................

Nice work,  we are very pleased."

"Perfect job! First time they came out they determined the problem was in the gasline encased in stonework. Recommended getting a stonemason to chip away the rock, expose the line. Lined up the stonemason and phoned Jamison to make the appointment. Owner of company told me he would personally come out at the time of the stonemason to make sure no more stone than necessary removed. He did so. After rock removed, one of Jamison's plumbers came out, replaced the gasline (obstructed w/years of corrosion) and replace the ignition switch, reassembled the burner and ignited the pit. This company has first class workers and know what they are doing! Highly recommend for complicated jobs, such as this one! Thanks!

FAQs for excavation projects in Rosalia, KS

Depth depends on the type of installation and the regulations in your area. Water supply lines typically require 24 inches, while drainage pipes are often installed 36 inches below grade. For most general projects, a depth of 12 to 24 inches and a width of about eight inches is sufficient. Sticking to these specs keeps your utilities safe, code-compliant, and easier to maintain later.

When you need to run utilities underground, you’ve got two main options: boring or trenching. Boring employs directional drilling to install utilities without exposing a continuous channel, while trenching requires excavating an open channel to place utilities securely. Directional drilling preserves landscape integrity, whereas trenching provides direct access for installation, albeit with greater surface disruption. This clear comparison helps you select the method best suited to your project.

Plan on 12 hours to dig 100 linear feet when the soil is cooperative and you can work continuously. This timeframe applies when work is performed consistently and methodically. Factors such as rocky soil, tree roots, obstructions, and frozen ground increase the overall duration, demanding extra planning and effort. Comprehensive operational planning ensures that every challenge is managed efficiently and the project is completed on schedule.

If you want your yard to look untouched, laying fresh sod over the trench is the quickest fix. New sod needs 30 to 45 days to root and blend with the rest of your lawn. A local sod pro can provide you with a firm timeline and tips to ensure the grass takes hold and maintains your curb appeal.
