"My house was overvalued by the property tax assessor. It has a lot of damage and is not appropriately reflected in the neighborhood comparisons. (Termites, dry rot, multiple roof leaks, water damage to drywall and floors, failed windows and doors needing replacement) I needed to document this and its effect on the market value. Angie's List steered me to Akrivis. Very prompt and helpful on the phone. I was clear about the situation and what I needed. Two separate conversations initially, and one further conversation with Akrivis when their photographer needed to be instructed to take picture of damaged areas not just routine front back and two pictures of each room. The appraisal I got showed none of this. No real documentation of condition. The finished report consisted of a few general photos and a comparison of neighborhood values based on average price per square foot. Totally useless to me. Called the appraiser who was hostile and unhelpful. I'm out $400 for nothing."

"They were responsive to the inquiry and price competitive. The car was picked up in short order and arrived a couple of days later. I've been through this drill before and been unhappy, but these folks were very good!"

One of the first things a Realtor will do for a home seller is evaluate the property. This price won't necessarily be the same as the listing price. An experienced Realtor will know the local real estate market very well. If similar houses in the area are selling for more than their appraisal values, then the Realtor knows how much higher the seller can reasonably go. But if the market is really slumping, then the Realtor may suggest listing the home at its appraisal value or even slightly lower. \n \nMany Realtors will also recommend that the seller conduct a full inspection of the home. The advantage of inspecting a home before putting it on the market is to avoid being surprised by unseen defects in the property. Most buyers will request an inspection before making an offer, and hidden problems like cracked foundations and rusty plumbing could break the deal. It's better to fix those problems before trying to sell the house. \n \nA Realtor, as with other real estate agents, is an expert on the details that buyers look for in a home. Most sellers grow accustomed to the eccentricities of their homes without realizing that a few simple improvements could drastically increase the marketability of their property. Sometimes it's as simple as a fresh paint job, removing excess furniture and clutter, or tearing up carpet to reveal hardwood floors. Or a Realtor might suggest larger improvements -- like renovating a kitchen or bathroom -- that will considerably raise the value of the home. \n \nRealtors -- like other real estate agents -- know the most effective ways to advertise and market a home. Because a Realtor is a member of the local real estate association, he or she has access to an extensive network of buyer's agents. More than 50 percent of home sales are cooperative sales, where a seller's agent works with a buyer's agent [source: National Association of Realtors]. Your Realtor might include your home in a caravan, where groups of buyer's agents tour multiple properties. \n \nBecause they're licensed real estate agents, Realtors are able to post listings for free to the Multiple Listing Service (MLS), a national database of homes for sale. This database is searchable by other real estate agents and by the public at Realtor.com. Savvy Realtors know what to include in these listings to make them most attractive to potential buyers. Clear, attractive photos are key, and the description should focus on all of the best qualities of the home without sounding too much like a used car salesman. \n \nMore and more homebuyers are searching the Web for properties. A good Realtor knows which Web sites are the most popular with homebuyers and what search engine optimization strategies will get your listing to the top of Google. Community Web sites, like Craigslist, require a different marketing strategy than the typical MLS listing. A smart Realtor will tailor each listing to its potential audience. \n \nOnce there are prospective buyers, the Realtor will to arrange showings and open houses. As the primary contact for the home, the Realtor is responsible for making individual appointments for showings. He or she is also responsible for making sure that the house is ready for each showing, which includes getting the current occupants to leave for an hour or so. For open houses, Realtors might even recommend hiring a professional home stager to add interior decorating and design touches that present the home in its best light. \n \nOnce there's an interested buyer, the Realtor will be the chief negotiator and point of contact for all of the paperwork. The Realtor will guide the seller through the closing process. \n \nNow let's look at what Realtors can do for homebuyers.

FAQs for appraisal real estate service projects in Battle Creek, MI

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
