"Our downstairs bedroom and bathroom were freezing cold. A BSI insulation engineer came in to size up the problem and provide a solution. They insulated the basement and crawl space of our 1893 Plantation home and now our said rooms are warm and inviting. We are so grateful to them and will save a ton of money in heating costs in the years to come. So happy and so grateful. What a great company."

"We were pleased with the customer service, skill set and careful attention provided by Indiana Foundation during last week's waterproofing work on our basement. Josh Solomon and Noah Salisbury were diligent in their attention to our questions and concerns, going the extra mile to ensure a quality installation that met our needs. Our basement is already drier and we hope to build it out for a play/rec room soon."

"Very happy with the egress window that was installed in our basement. The company was very attentive to open communication and our needs as customers. The contractors kept me informed and ask for my approval/concerns throughout the project. Work was completed in a timely manner. The work site was kept as neat and organized as possible when digging down several feet into the ground and cutting out a concrete slab from a basement wall. Crossroads Foundation Repair is professional, friendly, and detailed in their work."

"The work is impeccable! I had my basement waterproofed about 6 months ago. We had one of the rainiest seasons I have ever seen in my 20 years living in Indiana. I have not had a DROP of water enter my basement, even on the heaviest rains since we had Advanced do our basement waterproofing. Marty is very knowledgeable. The quote given was the price we paid! The crew did an excellent job and left our basement better than they found it. It took a couple of days, but the work was done right and the workers were professional. Mike (the owner) is very responsive and accommodating. Prices are fair and the work speaks for itself! Do not hesitate. We are hoping to work with them again on some more foundation repairs!!"

"EXCELLENT!!!! Basement drain was completely clogged (after 40+ years). After an attempt to clean and plunge drain, clean-out cap had to be chiseled out, line cleaned and new cap was installed. The whole process took 2+ hour. Cost of approx. 185.00 was very reasonable!!! Ed was the tech. He was extremely polite, thorough, knowledgeable, professional, very patient in explaining everything, presented options (with costs), and cleaned up after it all!"

"Wayne and his guys did an awesome job!! Our home was built in 1922 and the outside walls of the basement were deteriorating causing it to be damp and smelly making it a very unpleasant space. We were also fighting a losing battle against cleaning up the crumbly bits left all over the floors. The guys came in and took care of all it with as little fuss and mess as possible. We also had an EZ Breathe installed and it's made all the difference as well. Wayne always kept us up to date on the progress of the job and made sure we were happy as well. Since the job finished we had one spot that had water coming in after some especially heavy rain recently, and Wayne happened to call right afterwards and when we told him what was going on he arranged for a couple of the guys to come over and take care of it, and they did! Fantastic company to work with."

"They installed 68 "sister" joists and new sill plates while leveling everything. The drainage system consisted of a new pit and sump pump, a trench around the perimeter with perforated pipe covered with rock and then a vapor barrier over the entire area."

"Matt meet me at my home right on time and provided a thorough inspection of the "problem areas" of our basement. He located the possible source of the water and suggested an easy, low-cost fix. He was very honest and up-front about what he could do, couldn't do and what he would recommend. His knowledge was very much appreciated and though our issues weren't very pressing, I wouldn't hesitate to recommend him for someone with a crawlspace. <br />"

FAQs for basement drainage channels installation projects in Bloomington, IN

Expect a well-built French drain to last 30 to 40 years. By channeling both surface- and ground-water away from your foundation, the system relieves hydrostatic pressure and helps prevent costly structural damage. Choose a pipe with a quality cloth filter to keep sediment out and extend the drain’s life. A quick annual inspection and routine cleanouts will keep water flowing freely, ensuring the system continues to protect your home for years to come.

Most French drains sit two feet below grade, but depth ultimately depends on the problem you’re solving. For puddling rainwater or snowmelt, a shallow curtain drain at lawn level often does the trick. To handle rising groundwater, pros dig deeper, down to the footing, and run the pipe beneath the basement slab. A drainage contractor will determine the optimal depth for your specific soil conditions and water issues.

A properly installed interior French drain captures water at the slab, channels it to a sump pit, and directs it safely outside, preventing basement floods before they occur. Because the pipe sits just under the floor edge, a plumber can reach it easily for cleaning or repairs. Pairing the drain with a reliable sump pump gives you the best long-term protection.

Hire a contractor who installs drainage systems every day—typically a foundation specialist, drainage contractor, experienced landscaper, or plumber with waterproofing experience. These pros understand slope, soil, and local codes, and they have the equipment to trench safely around utilities. Ask for references and photos of recent jobs to be sure they can design a system that keeps water off your foundation for decades.

Once the drain is in, patch the yard by reseeding bare spots or replacing plants the crew removed. Inside, look for ways to add value—finishing the basement or upgrading interior waterproofing while the space is open often costs less now than later. Schedule a quick annual checkup to flush sediment and confirm the pipe and sump pump are clear. Consistent maintenance ensures the drain functions properly and protects your investment.

Most policies don’t cover the cost of repairing a French drain itself, but they may provide coverage for water damage if the system fails. Coverage varies by insurer, so be sure to read the fine print or contact your agent before any issues arise. If you live in a high-risk flood zone, consider a separate flood policy to close the gap. Knowing your coverage in advance helps you budget for repairs and avoid unexpected costs.
