"Meena took his time and throughly explained what has to be done to our home to improve living conditions. Not only did he not try to over sell us on products that were not necessary he steered us in the right direction which was greatly appreciated in these tumultuous financial times. We are extremely satisfied with his work."

"????? Highly Recommended Review: Funari Public Adjusters I am writing to share my experience with Funari Public Adjusters, and I cannot say enough about the exceptional service provided by the owners, Chris and Vito, and their entire team of experts. From the very first call, they were immediately available and responsive, helping me during my critical time of need. The team went above and beyond in every aspect?from assigning a dedicated representative to handle my claim, to guiding me through the entire process from start to finish. Every staff member I interacted with was friendly, professional, and extremely helpful whenever I had questions. I have used this company on three separate occasions, and each time they exceeded my expectations: When a neighbor?s tree fell on the back portion of my home. When I experienced a theft at my rental property, resulting in damages and losses. Most recently, after heavy rains caused significant roof damage to my home, including my top-floor"

"I am a construction attorney who worked for the U.S. Army Corps of Engineers for 32 years before I retired. I also maintained a par-time practice throughout that time. and represented many home buyers. I found Mr. Muehlbronner from AHI, Inc., to be by far one of the most, if not the most competent and rigorous inspectors that I have had the pleasure of working with in my career. He uncovered numerous problems in the 1st house that was under contract . We had to walk away from the first house. This was the second house that he inspected for us within a month. Mr, Muehlbronner was well worth every penny spent on his consultation and inspection services. I would wholeheartedly recommend him without reservation."

"Horrible - I had Mike out October of 2019 he impressed my wife and I with his knowledge and what seemed like a caring, stand behind his work man. I saved for 2 years to have Access basement system’s come out and do the job right. On day one the team gutted all exterior walls I was impressed. Day 2 woke up to water all over the basement because they did not reconnect a drain and water from the shower was dumped in the basement. On day 2 only 2 of his crew showed up and that was all we had for the next 2 weeks. The guys that did the work were good guys. No issue there only saw Mike to get money. Water is still coming through the walls worse then before and causing mold. 5 calls And NO response from the family business that cares. I have filed a complaint with the BBB and hope that we can get this resolved. Mike if you see this I hope that we can work this out and you hold up to “we will take care of you like family. “"

"2nd review. 3 years ago I left a glowing review about Colonial. Chas Kubrick is AMAZING!! They were professional, the construction team did a fabulous job and I think I only found 3 nails. I purchased the upgraded roof and upgrade for beautiful Hardie siding. Fast forward to today and I'm leaving a 1 Star review. Why? Because last week I called about some problems and learned that they only warranty their work product for 2 years~ small but important fact that must have been in the contract and I missed. It certainly wasn't spoken. I recall the wonderful Hardie as well as the CertainTeed Roof warranties but nothing about a 2 year repair warranty from Colonial. Given that information would I have chosen a different company? Of course! I have 2 major problems, a leak inside of my sunroom as well as a problem with the siding which has destroyed a window and French door. A technician came out for the door and explained the when the siding was installed on the deck, they failed to do the flashing. And well, you can see in results in the pictures. When contractors come to provide estimates without missing a beat, each says I shouldn't be having these problems after 3 years and that Colonial should repair. I explain the 2 year clause they laugh and proceed to share their warranties and that Colonials isn't the standard. Two years? That's the honeymoon stage problems seldom arise. So, here we are, either file a claim with the roof and siding manufacturers, pay out of pocket OR file a claim with my insurance company. Each option sucks because I went with a company which doesn't provide an actual warranty for their work product. Don't be me, be better."

FAQs for engineer structural projects in Coatesville, PA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
