"We had Brandon C, Franklin B and Gabriel W come out and fix our basement wall that was leaning in. They did a great job! Very professional, on time, cleaned up after themselves and did it in one day! Would recommend them to anyone!"

"<ul> <ul> <ul> <ul> <li>       Frank's team at Advanced Foundation Repair and Replacement identified that my cracked basement wall and fireplace foundation had settled 1 1/2" along one side of my home, and needed 12 piers installed to lift and stabilize the foundation to prevent further cracking.    Frank provided a competitive estimate for pier jacking, based on other pier jacking I had had done on a front porch and laundry room slab, but he used a far more sophisticated technology than the other company I had used in the past.</li> <li>       They first removed a 560 sq foot cedar deck, then excavated with a Bobcat down to the base of the foundation wall.   The gentleman running the excavator operated with surgical precision, leaving a clean wall and trench for the next phase.   They preserved the shrubs I wanted saved, and the only ancillary damage was a pinched gas line for my bbq, which Frank had repaired immediately after the job was completed.   My wife was impressed that they salvaged the deck boards and reused them for roof joists on another project, and salvaged the old bricks from an underlying brick patio and provided them to another who needed a patio but could not afford bricks.  </li> <li>      The pier jacking involved driving 12 heavy steel pipes down to the solid subground (not down to bedrock) using a hydraulic press, then using those same presses and hydraulic rams to lift the foundation of the home 1 1/2 inches when all of the pipes were in place.  They then bolted and welded the pipes to the lifting flanges, making the lift permanent, and cut off the excess pipe.  The team brought in a Bobcat front loader to backfill the excavation after putting a waterproof sealant on the outside of the exposed basement wall, again operating it with surgical precision.   </li> <li>      Through the entire process, Frank and his team communicated what they were doing, and met the schedule that they had proposed.   The site was left very clean, with all of the debris removed and the area of the lawn that was covered with excavated debris was scraped clean and ready for reseeding.  </li> <li>      Frank was very responsive to my questions throughout the process, and left me with no surprises.   I wholeheartedly recommend Advanced Foundation Repair and Replacement for any foundation work needed.  <br /> <br /></li> </ul> </ul> </ul> </ul> <br />"

"Clinton Twaddle and his crew are very professional and very friendly.  We were doing a major remodel on our kitchen (removing walls) and and we needed the gas lines and water lines moved to accommodate the new location of our stove and refrigerator.  I used Twaddle Plumbing the previous month when we moved our laundry room to the opposite side of our house.  In both cases, Clinton came by and gave me an estimate and told me when he could start the job.  They showed up on time, were very fast and efficient, and kept me informed as they were d*** the work.  In the first job where we needed new plumbing for the washer including a drain in the basement, Clinton was able to hook into the basement bathroom drain which saved us a couple hundred dollars because he did not have to jackhammer the basement floor.  In the second job, where he was moving the gas and water lines, I asked his crew if they could run a gas line to the outside by my patio so we could hook up the grill.  They were very accommdating and charged me a minimal extra fee outside the original estimate. I would not hesitate to call Twaddle Plumbing again for any plumbing needs.  I highly recommend Twaddle Plumbing if you are looking for someone who is honest, professional, friendly and fair in his prices. <br />"

"Great company to work with! I had been given recommendations not to go with the other local company so I went with B-Dry instead. They were easy to work with and even though the job I had done was expensive the price seemed very fair plus a warranty to back it up. They did an excellent job and even cleaned up afterwards. I did have an issue after the install but they got it taken care with no hassle. Never thought my basement would be usable for anything till now exempt collecting rain water."

"<p>the porch was raised approximately 2", which is fine.   I was also led to believe the gap between the porch and the home which had developed as a result of the porch settling would be closed as the porch was raised (and rotated back toward the house).  The gap was not closed, which was my primary reason for contracting the work.  While I have to believe that the porch is now completely stable based on the helical piers, the aesthetics were not improved.  Furthermore, when I returned home, the gap had now been filled with a caulk (about 2" wide) across the entire length of my porch.  Unfortunately, whoever put applied the caulk did an extremely poor job.  After a $9000 job, I now have to have someone else come out to meticulously remove the caulk and reapply in it in congruent and professional manner.  When I questioned John about this, he said "Well, caulking is not our forte'".  If it is not their forte, why did they do this?  I did not ask him to do it nor was it a part of our agreement.</p> <p><br></p> <p>What was further irritating, after they completed the job at approximately 4pm on a Tuesday, I rec'd a call at 8am Wednesday morning demanding payment of the balance of the bill.  When I let the admin know that I was about ready to get in a cab to the airport, she got nasty and said "The Contract states that full payment is due upon completion!".  While that is technically true, it wasn't more than 16 hours after the fact.  Understandably, this left a bad taste in my mouth and feel that the professionalism and courtesy that drew me to RamJack was dissolved as soon as $$ was in the picture.  For the record, I provided her my credit card number and paid them during the phone call.</p> <p>In the end, I'm not sure whether another firm would have 'closed the gap' or not, but the point is that John all-but-promised me that it would be closed.  I of course didn't anticipate it being flush with the house once more, but certainly expected some progress and I would not have expected a botched caulk job to cover it up.</p> <p>I am neutral on my rating, but the test of time will determine whether they stabilized the porch.</p> <p><br></p> <p><br></p> <p><br></p>"

"PROS: Were quick to respond that they could do the job on last minute notice. <br /> Owner fairly responsive via phone and text. <br /> Reasonable pricing <br /> CONS: As with many projects, went a week over schedule. <br /> Dumpster and cars left in my parking lot when all the spots were already accounted for. Made it nearly an unusable space.(In company's defense, they were having a ton of trouble with the dumpster company). Even after they were told this nothing changed. <br /> Did not provide accurate updates of the work and what the end result would be. <br />"

"I am a very detailed person. I ask a lot of questions. We had a few hiccups along the way because the sales person and the installer are different people, so information was not written out to specifications when the work was to be done. However, a quick call cleaned up the hiccups and everything moved forward smoothly. I waited until we had severe rain to write this to make sure the pump worked. It does! No more flooding in the basement."

FAQs for basement drainage channels installation projects in Dow, IL

Expect a well-built French drain to last 30 to 40 years. By channeling both surface- and ground-water away from your foundation, the system relieves hydrostatic pressure and helps prevent costly structural damage. Choose a pipe with a quality cloth filter to keep sediment out and extend the drain’s life. A quick annual inspection and routine cleanouts will keep water flowing freely, ensuring the system continues to protect your home for years to come.

Most French drains sit two feet below grade, but depth ultimately depends on the problem you’re solving. For puddling rainwater or snowmelt, a shallow curtain drain at lawn level often does the trick. To handle rising groundwater, pros dig deeper, down to the footing, and run the pipe beneath the basement slab. A drainage contractor will determine the optimal depth for your specific soil conditions and water issues.

A properly installed interior French drain captures water at the slab, channels it to a sump pit, and directs it safely outside, preventing basement floods before they occur. Because the pipe sits just under the floor edge, a plumber can reach it easily for cleaning or repairs. Pairing the drain with a reliable sump pump gives you the best long-term protection.

Hire a contractor who installs drainage systems every day—typically a foundation specialist, drainage contractor, experienced landscaper, or plumber with waterproofing experience. These pros understand slope, soil, and local codes, and they have the equipment to trench safely around utilities. Ask for references and photos of recent jobs to be sure they can design a system that keeps water off your foundation for decades.

Once the drain is in, patch the yard by reseeding bare spots or replacing plants the crew removed. Inside, look for ways to add value—finishing the basement or upgrading interior waterproofing while the space is open often costs less now than later. Schedule a quick annual checkup to flush sediment and confirm the pipe and sump pump are clear. Consistent maintenance ensures the drain functions properly and protects your investment.

Most policies don’t cover the cost of repairing a French drain itself, but they may provide coverage for water damage if the system fails. Coverage varies by insurer, so be sure to read the fine print or contact your agent before any issues arise. If you live in a high-risk flood zone, consider a separate flood policy to close the gap. Knowing your coverage in advance helps you budget for repairs and avoid unexpected costs.
