  Comment: We live in New Jersey, but our vacation home at 12371 McGreggor Palms Drive, Fort Myers, was flooded during Hurricane Ian. I went down with a crew the following week and did a flood cut, yanked all furniture out of the house, and installed high speed air movers and dehumidifiers to dry the place out asap. A neighbor checks on the house periodically for us now. In short, we need an appraisal for the current market value of the house, for tax write-off purposes. There are some extenuating circumstances you should know about. There was a 2013 Lexus Hybrid in the garage during the flood. The battery erupted in flames, and burned for several days, according to the neighbors. As a result of the heat in the garage, the HVAC System and Hot Water heater partially melted, and will most likely need to be replaced entirely. We were told the all ductwork throughout the houses should probably be replaced as well, depending on whether the HAZMAT materials from the battery burning were disseminated throughout the ductwork. It depends whether the HVAC system was on at the time the battery initially erupted in flames. There is also wind damage to the house. The roof is currently tarped in several places, and the eves were blown out in multiple areas, which are also tarped currently. Our plan is to list the house for sale once we have an opportunity to make it down there and retrieve the remaining personal items from the house that were salvageable.
