"This was the very best contractor experience that I can ever remember. Mr. Smith (Bill) was on time for both estimate and work and took better than exceptional effort to leave the area even better than he found it. He was reasonable in pricing, installed per ADA standards, matched existing hardware and explained, from great experience, why we needed to modify the placement of the bars. BTW He was right! I would strongly recommend him for your future needs. You will not regret your selection. RDL"

"The contracted the work off to a third party. Jon took longer than expected. The windows was installed pretty good from the looks. Communication could have been better with knowing the job will take longer and what types of trims I wanted for the windows. As the contractor that was hired for this job by this company. Did a good job with putting up decent trim. As for the new windows they look great. I purchased the myself and hired sentri homes to install them. I will need to have a my siding on my house redone to be closer to the new windows so the gaps are not so obvious. That was not expected at first. But from old storm windows and not knowing how they were put in originally. There was some unknown things that was learned from the job being completed. I will have the siding of the house slightly done to match really good for what I wanted later on. My only concern is better communication with sentri homes. Overall they were great when I did talk to them."

"Sino-American General Contracting is a highly-rated general contractor on Angie's List that I contacted via email for demolition, door framing, and electrical work. Owner Mason Callejas responded promptly and was very agreeable — until things didn't go exactly as planned. When the door hardware I originally selected turned out to be a terrible decision, I changed course quickly and went with more traditional door hardware, which Mason agreed to. But when I chose inset, flush door pulls he balked. He recommended dummy door knobs instead, and invented excuse after excuse as to why inset pulls were a bad choice: it will damage the door stile, it will break the glass panel, it won't be perfect, etc. I know just enough about doors to know he was wildly overstating the risks. Why would he do that? Because dummy door knobs are faster and easier to install. And he mentioned liability repeatedly, which I gradually surmised meant 'my guys aren’t great at that.' After too much discussion I finally asked him, "Are they carpenters, or something else?” My takeaway: Simon-American General Contracting carpenters are skilled, but not highly skilled. We had a similar go-round when I asked him to remove the side door stops from the door frames, which was not part of the plan. And split-jamb door stops aren’t nailed in place — they are integrated with the frame, which makes removing them difficult and labor intensive. Mason declined, but not without inventing more barely accurate excuses as to why it shouldn't be attempted. And yes, we made it clear we were expecting and willing to pay more money for more time. Incidentally, we sheared the stops off ourselves and contrary to Mason's prediction the jambs didn't collapse — a construction miracle, I guess. Four times over. I don't know what Mason's true reasons for leaving us high and dry really were. Did his carpenters not know how to do it, or did he have another job to start and simply couldn't give me any more days? Fact is, the more we spoke the less I felt that Mason was ever telling me the whole truth, and that's not the type of general contractor you want to partner with on your next project. Or any project. The door stops were an unexpected development and not something in the Agreement and therefore, unhelpful as Mason was, we still don’t fault him for refusing the work. What was agreed upon however, was the general position of a utility box that needed to be relocated. His sub-contractor moved it somewhere else that was probably easier and more convenient for him, which presented yet another impediment to the custom closet components that were to be installed on that wall. When I removed the cover, which extends beyond the box frame I discovered a 1/2” x 14” gap of missing dry wall on one side of the box. Furthermore, it’s too big for the wall where it was relocated and juts out ½” past the wall opening. Rather than call my attention to this so that I could evaluate the situation and review my options, they finished installing it and then asked we what I thought. When I notified Mason Callejas of the problems posed by his work when they became apparent his response amounted to, "You already paid me so, we're done." I will never work with Mason Callejas again. However, the basic framing and drywall work was done well. The keyword is BASIC. If you're not trying to do anything too HGTV and the requirements don't evolve after the Agreement is signed, you should be fine using Sino-American General Contracting."

FAQs for carpentry framing installation projects in Germantown, MD

Both steel and wood can last over 100 years with proper care. However, wood could rot or warp when exposed to moisture, whereas galvanized steel is rotproof, insect-proof, and much more fire-resistant. Steel is friendlier to the environment as it doesn’t require cutting down trees, and the frame can be recycled. The energy-efficiency rating of metal stud framing can be higher than conventional wood construction. Metal studs are easier and quicker to install.

Whether you’re using wood or metal stud framing, follow the “16 on center” rule, meaning you should have a stud every 16 inches. A 20-foot wall spans a total of 320 inches. This works out to 20 spans of 16 inches, plus one starting stud, for a total requirement of 21 studs to frame a 20-foot wall.

Drywall installation costs $1.15 to $2 per square foot on metal stud framing or $2,300 for an average 2,000-square-foot house. The total cost for metal framing and drywall ranges from $20 to $30 per linear foot. Metal frames often seem light, but they can be exceptionally strong once drywall or sheathing is attached.
