"URE IN DETERMINING TRUE MARKET VALUE: This mom and pop shop completely missed the mark by generating a report with enough errors and omissions to file a complaint with FREC and the DBPR. - Failure to calculate proper square footage. - Failure to select proper comparables. Used distressed comps when other, proper comps were available. Mr Padilla's choice in comps violated every tenant of the real estate appraisal industry. - Failure to properly adjust and account for the age/quality of construction of comparable vs the subject property. - Failure to respond to a lender's request for reevaluation, resulting in a lost deal right before the holidays. Additionally, they failed to answer any phone messages left by agents on both sides, as well as the lender. If you have a choice in appraisal firms, and care about the quality of appraisal, this shop is one to AVOID."
