"My house was overvalued by the property tax assessor. It has a lot of damage and is not appropriately reflected in the neighborhood comparisons. (Termites, dry rot, multiple roof leaks, water damage to drywall and floors, failed windows and doors needing replacement) I needed to document this and its effect on the market value. Angie's List steered me to Akrivis. Very prompt and helpful on the phone. I was clear about the situation and what I needed. Two separate conversations initially, and one further conversation with Akrivis when their photographer needed to be instructed to take picture of damaged areas not just routine front back and two pictures of each room. The appraisal I got showed none of this. No real documentation of condition. The finished report consisted of a few general photos and a comparison of neighborhood values based on average price per square foot. Totally useless to me. Called the appraiser who was hostile and unhelpful. I'm out $400 for nothing."

"I will recommend Jeff Goodwin a million times. "Buying a house is a really big decision." This is such a cliché that it's almost not worth saying, so to go a little deeper: buying a house means committing to put down roots in a particular town and neighborhood, committing to maintain the property out of one's own finances, and committing to pay a certain amount of money every month for a VERY long time, possibly even for so long that you run the risk of needing to move out before you've paid off the original mortgage debt. All of this should be worth it for the sake of no longer depending on a landlord; but it won't be worth it if you make a mistake about the house's location, state of (dis)repair, general suitability for your lifestyle, or what it's actually worth vs. what you wind up paying. With all of these things to worry about, my husband and I did not want to start our first homeowner experience without expert advice. More importantly, while we could have consulted every first time buyers' guide on the planet, that information would have potentially proven worthless if we couldn't negotiate effectively with our house's listing agent, nor find a trustworthy lender and attorneys. And to top it all off, we didn't want months of househunting to prove unnecessarily stressful and burn us out before we could find anything. I was referred to Jeff by Otto Iglesias, an earlier contact of mine at this same agency. Jeff's knowledge, kindness, experience, and immaculate reliability addressed ALL of our concerns from the moment we got started in our search. He proved instrumental in finding exactly the right place to live, submitting a successful offer in an unbelievably tight market after only two other tries, and he hooked us up with a loan officer and an attorney, both of whom I would recommend just as highly. Please: whether you're trying to escape the renter's cycle for the first time, or whether you're trying to smoothly find a new home after selling your current one, practice some proverbial self-care and get a buyer agent. If you're in north/central Massachusetts, make sure that buyer agent is Jeff Goodwin. (Please note that no cost of service is listed. Jeff was paid when we closed on the house, but it's a commission that comes out of the sale price. There is NO separate charge for hiring a buyer agent!)"

"Amazing. I phoned Jerry. He listened to me and then proceeded to tell me that I did not need his services at this time. He spent time to explain why and how I should proceed with my plan. He was detailed, thoughtful, easy to understand and even told me to call him if I needed follow-uo information. This is a special man, I would hire him in a minute."

"Tony was excellent right from the start. He came over to our house to discuss our plans, gave us some advice for getting it ready to sell, and didn't pressure us at all. We went with him for selling our house and buying our new house, and he was great for both. He picked up small details in the offers for our house and made sure we were comfortable accepting the right offer. When buying, he was very active, both in helping us find a house and in getting the deal done once we had an accepted offer. He went by the house for us multiple times and went to the town hall when we had some questions about a septic issue that came up. Always very responsive via phone, email or text. I'd definitely recommend Tony for either buying or selling a house, or both."

"JT goes above and beyond, always. We have been looking into real estate for a bit over a year now and he never rushed us or made us feel like we were not valuable clients. We were looking for a condominium to start off in, and he even talked us out of a few that we were considering instead of shoving through a quick sale. He pointed out some roof/mechanical issues that would've been expensive fixes and we are grateful he did. We ended up about a year later in a condo we loved, and are extremely thankful we've worked with him. He is always available and energetic in his willingness to help and serve clients. Thank you!"

"Rob was a pleasure to work with. We had to have a more unusually sized radon mitigation fan replaced. Rob handled sizing and installation and even informed us about the manufacturer warranty for the model. Would definitely use him again. "

FAQs for appraisal real estate service projects in Lakeville, MA

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
